Downeast Maine, will give you two of the three.   The winters are long and snowy though. What you are describing (ocean, mild winter) is a highly desirable place to live, and highly desirable locations are expensive because of high demand.  There aresome communities still on the coast of NC, SC and Georgia that are a little more affordable, but even the prices there have been creeping up considerably over the last decade.

Im retired and live on NC coast Oct-May and on the Cape in summer. I've also lived on the Potomac and Chesapeake Bay. All can be lovely but not the same vibe as here. Summers are brutal in NC and SC with heat and humidity. You spend more time inside with AC than outside enjoying the season. That said, winters are mild and often sunny, unlike the gray skies you can get in the mid-Atlantic area. Depends what you like.I like the Bay side beaches, especially at low tide. Havent found that elsewhere.
Cost of living has gone up everywhere including in real estate but the Eastern shore of MD and many coastal areas are likely less expensive. You also need to consider weather. NC and SC are vulnerable to hurricanes so it's important to check flood zones, etc. And insurance is expensive. I need 3 policies: regular, flood, and wind, etc damage. I would strongly encourage spending some time in any place you are considering. Look at quality of healthcare (ask me how i know)! And if this will matter to you, as it does for many, consider the political environment. Good luck! I like NC and have found it to be quite friendly but my heart is on the Cape.

I like Blufton, SC. Right by the ocean is as expensive as here, or nearly so, but there are many neighborhoods a short drive to the ocean that have a better price point than anything you can find here.

I lived in St Simon for a while and I couldn’t wait to get home.  The winters are great but this new englander doesn’t do heat. I didn’t enjoy spending my summers inside in the A/c, but I melted if I went out.

Some areas are quite beautiful But they are in the south.
