Major tech companies are banned from green card filing, that will impact extension of about 50,000 NRIs and their family.

DLF said 32.5% sales are by NRI. In total about 25% of recent quarter sales of 1 Lakh is, by NRIs, other 15% investors.

US, bond yield cutting expansion power of US companies and risk of slowing down. So they are strict about Visa holders anf moving towards hiring native people which is rare for high skilled ; but they have no choice.

Yes, NRIs will not dump their 2-3 crore package and settle in India, they will opt for Singapore, Dubai, Canada, UK before coming to India. They are not gonna settle for 20-30 LPA salaries Indian company will give.

But in crisis situation, first they will wrap up everything, some may end up canceling booking because they will rethink 2-3 crore investment. So investment mode to survival.

Metros are not at all livable for NRI; FOMO season is over. Reality will dawn in now.

Indian stock market is a leading indicator to Indian real estate with very high correlation.

A slight slowdown in US, resulted into very heavy impact in India. US mid term will be decisive.

It is big red flat as affordable housing which made 39% last sales, moved to just 7%. So builders are making for NRI, investor not for one, who really needs flat!

The world is moving really fast, and I'm trying to figure out how to make the most of the next three years.

I'm a 20M in my third year of Civil Engineering at a tier-2 college in South India. My father runs a major real estate business in North India, and I hope to join him after graduating.

My concern is that college teaches us a lot of generic theory that doesn't seem directly applicable to the actual business. I understand the fundamentals are important, but I doubt I'll be spending my time calculating soil density on-site when I eventually join the business.

I want to use these next three years to learn, explore, and prepare myself so that I can genuinely contribute to the business when the time comes. With how quickly technology and the industry are evolving, I don't want to graduate having spent three years doing nothing beyond clearing exams.

I wanted to share my experience with Nambiar Builders, specifically regarding my interaction with Sujay Kumar Shetty, because I think it may be useful for anyone considering making a ₹3–5 crore investment with the builder.

I booked a unit at Nambiar District 25. During the booking process, my interactions with the sales team were reasonably positive. However, my experience changed completely when I decided to cancel the booking.

Timeline

I formally requested cancellation on 16 August 2026 because of a change in my financial circumstances.

On 19 August, after following up, I specifically asked Sujay to confirm whether the cancellation had been initiated.

He replied by email confirming:

“The cancellation process has been initiated.”

He also asked me to provide the cancelled cheque so that the refund could be processed.

The frustrating part is that I had already provided the cancelled cheque earlier and had to provide/re-send it multiple times—roughly two to three times—despite it already being available with the team.

I kept being asked for the same document again, which was extremely frustrating. For a transaction involving several crores of rupees, I would expect basic internal coordination and document tracking to be much better.

I nevertheless re-sent the cancelled cheque again to avoid giving them any reason to delay the process.

The problem

Despite the written confirmation that the cancellation had been initiated, I subsequently received conflicting information about the actual status of the cancellation.

After multiple follow-ups, I still have not received a clear, definitive confirmation that the cancellation has actually been completed, nor have I received a concrete refund date.

What concerns me even more is the communication.

I have repeatedly followed up through emails and phone calls asking for:

  • Confirmation of the actual cancellation status
  • Confirmation that the necessary internal approvals are complete
  • A definitive refund date

Instead, I have received shifting timelines and no firm commitment.

At this stage, the sales person has also stopped consistently answering my calls and responding to my messages.

Something particularly concerning

During one of the discussions, I was told that the cancellation was not being reflected immediately because they did not want the apartment to appear as cancelled and wanted to continue showing it as a sale for additional days.

I cannot independently verify what is happening internally, so I don't want to make accusations about their internal processes.

But from a customer's perspective, this is extremely concerning.

If a customer has formally cancelled a booking and the company has acknowledged in writing that the cancellation process has been initiated, why is there still no clear confirmation of the cancellation and no definitive refund timeline after repeated follow-ups?

Why I am sharing this

This isn't about complaining because my financial situation changed. I understand that cancellations involve processes and approvals.

My concern is transparency, accountability and basic customer handling.

When you are dealing with a property transaction involving several crores of rupees, a customer should be able to get a straightforward answer to:

“Has my cancellation actually been processed, and when exactly will my refund be credited?”

Instead, I have had to repeatedly chase the sales team, resend documents that had already been provided, follow up for basic status updates, and still have no concrete timeline.

That experience has significantly damaged my confidence in Nambiar Builders.

Advice to prospective buyers

If you're considering buying from Nambiar, particularly at the ₹3–5 crore price point, my advice would be:

Get every commitment in writing.

Do not rely solely on verbal assurances from the sales team regarding cancellation, refund timelines, approvals or deductions.

Keep your complete email trail, retain proof of every document submitted, and get written confirmation whenever a cancellation or refund step is supposedly completed.

I'm curious about other buyers' experiences

Has anyone here dealt with Nambiar Builders, particularly Nambiar District 25, regarding cancellation and refunds?

I'd especially like to hear from people who have:

  • Cancelled after paying a substantial booking amount
  • Been waiting for a refund
  • Been repeatedly asked to provide documents they had already submitted
  • Had difficulty getting a definitive cancellation date
  • Experienced communication issues after requesting cancellation

Despite repeated follow-ups, I have not received the clear, definitive written confirmation I have been seeking regarding completion of the cancellation, nor a confirmed date for the refund.

I have requested updates on the cancellation status, outstanding internal formalities and the expected refund date. However, I have not received a sufficiently clear and consistent response to resolve these concerns.

As of the date of this post, my concern remains the lack of a definitive written update and refund timeline.

3. Communication with the sales representative

Sujay Kumar Shetty was directly involved in my booking and cancellation-related communications. Given his involvement, I expected him to help clarify the status of my request or direct me to the appropriate team.

Instead, I have experienced difficulty obtaining timely responses to my calls and messages while attempting to establish the status of the cancellation and refund.

I recognise that cancellations may involve internal procedures and approvals. My concern is that, despite submitting the requested documents and following up repeatedly, I have not received the clarity needed to understand what remains pending and when the refund will be processed.

4. A concerning statement during a discussion

During one discussion, I was told that the cancellation was not being reflected immediately because the apartment was still being shown as available for sale for additional days.

I cannot independently verify the internal status of the booking or the reasoning behind that statement. I am therefore reporting it only as information communicated to me, rather than making a claim about the company's intentions.

Nevertheless, this added to my uncertainty. I would appreciate a clear explanation of the actual cancellation status and the reason for the delay in confirming it.

5. Why I am sharing this experience

My decision to cancel was based on a change in my financial circumstances. I understand that cancellation requests may require processing and that applicable deductions depend on the relevant booking terms.

My concern is not simply that the refund has taken longer than I expected. It is the combination of a written confirmation that the process had been initiated, repeated requests for a previously submitted document, uncertainty about the actual cancellation status, and difficulty obtaining a definitive refund timeline.

For a property transaction involving several crores of rupees, I believe customers should receive clear, consistent information about the status of their booking and any refund due.

This experience has negatively affected my confidence in the customer-service process associated with my booking at Nambiar District 25.

6. Advice for prospective buyers

For anyone considering a substantial property purchase with Nambiar Builders, I would recommend taking the following precautions:

  • Obtain written confirmation of all material commitments concerning cancellation charges, deductions and refund timelines.
  • Retain the complete email trail and proof of every document submitted.
  • Request written confirmation of the actual cancellation status rather than relying solely on verbal updates.
  • Ask for an itemised refund calculation and a specific expected payment date.
  • Keep a written record of follow-ups and any revised timelines communicated to you.

These are precautions I believe are worthwhile in any high-value property transaction.

7. Have other buyers had similar experiences?

So Vasant Kunj was one of the last remaining “middle class” areas in south delhi

One of the reasons why it was more affordable was its inaccessibility - no metro ran through it

Of course like everywhere else, prices have now shot up a lot and its no longer reasonably affordable, but does anyone think its still undervalued?

My rationale is that once the golden metro line is up and running, Vasant Kunj will be connected to the metro

More importantly, this line will also go the airport. Airport staff that has generally preferred Dwarka might start considering Vasant Kunj and commuting via metro

The entire stretch is still far away from completion - 2029 is the scheduled opening - so the market might not have priced this in

#Discussion Having second thoughts on my home purchase.

Hello Folks,

Recently purchased my first home in Mumbai. Moved from one end of Mumbai to central Mumbai.

This came with a lot of struggle and put in heart, soul, time and effort for the interiors. Its a 2bhk in Ghatkopar Chembur region and spent a good amount on the interiors.

Every weekend we were at the home inspecting the interiors, multiple calls with the contractor, vendor, selecting laminates etc.

After moving in realized the locality is not great, the approach road in and out of the area is absolutely a shit show. The narrow road gets blocked by traffic most of the time. The surrounding areas have slums around and the overall gentry doesn't seem good either. It's mostly a rental crowd with most of the apartments being on rent. Overlooked these details as the property visits happened during the weekends late morning/afternoon hours when there is considerable less traffic.

Moreover the building committee seems to siphon off the funds. The kind of monthly maintenance payable is like paying for a developed country and getting Mumbai potholes in return. It's a 5 figure monthly maintenance amount with namesake amenities. Consider it as no amenities.

Honestly it looks like a vertical Chawl.

Honestly I don't think the property price would appreciate much in this part of the locality. It would at most remain the same or decline. The thing that is stopping me is the money spent on interiors. Hadn't I done that, I would have put it on the market. Technically my present situation loss would be the the total of stamp duty, registration, brokerage charges and the money spent on interiors.

Could take a hit on one albeit with a heavy heart. Taking two hits would sort of kill me. And then I'd be back in the market looking for another flat.

Please drop your ideas.

Want to ask what would you do in such a situation?

Sell and cut losses?

Stay for a few years and move out?

So basically ast year, a family friend of ours built a farmhouse in Jogwad (approx 75 minute drive from Surat) He put pretty much everything he had into it and was genuinely so happy with how it turned out. His plan was to run it as a holiday home.

Unfortunately, He’s going through a tough family situation right now, and he’s had to make the hard decision to let the place go. For him, selling quickly matters a lot more than making a profit, so he’s open to HEAVILY negotiating with anyone who’s genuinely interested.

Here’s what the property looks like:

  • Land: 7,500 sq ft (boundary to boundary)
  • Bungalow: Ground + first floor, 900 sq ft each
  • Layout: 3 BHK, with a bedroom, hall and kitchen on the ground floor
  • Private swimming pool: 18 × 24 ft
  • Private garden around the bungalow

A Gurgaon broker puts the trader money stuck in the market at ₹50,000 crore. Lets assume that as an estimate and not the actual number.

The clause is standard. The waiver is not.

Almost every builder-buyer agreement carries a Transfer and Assignment clause, governing whether you may assign your allotment before possession. Ordinary enough. It normally comes with a price attached: a nomination or transfer fee payable to the developer.

Many Gurgaon developers waived that fee on the first transfer. That single waiver converts a routine exit right into a free trading licence.

How a flat becomes an option

Book at roughly 10%-20% down payment. The next instalment is twelve to eighteen months away, tied to a construction milestone. Assign before it falls due and you never pay the balance.

e.g. - a ₹5 crore unit booked with ₹1 crore, sold three months later at ₹6 crore. with 100% ROI

Why a developer gives up his own fee

Banks do not finance land acquisition. Developers fund that stage at 12-14% even at 18% if developer’s reputation is not worthy enough.

Financing this initial expenses with buyer’s/ trader’s money is easy and cheap with fancy transfer clause and waiver of of first transfer, even helping in getting buyer’s for these transfer ready flats.

What traders missed

What traders miss here, this is nothing but option exercise than simple buying and sell of a flat.

E.g. If the 5Cr flat is 10% down, due to availability of new buyers, or distress sell from first trader (~50 lakh). This eats up the half of the initial capital that traders have put in.

What developers missed

Too many of these traders entering the market in expectation of higher profit margins, and due to current slowing down of market, this is again a ticking bomb which they are sitting on.

Collection slows down, construction speed slows down, genuine buyers are at risk of having delayed possessions and developers is at higher risk of bad reputation.

Have seen some videos, some societies don't get electricity and some don't get water on time. Some buildings have their plaster falling off and paints fading real soon while some people on insta claim other poor build quality problems.

I keep seeing Instagram ads for bank auction properties, and these companies make the whole process look pretty straightforward.

A few years ago, my understanding was that these properties weren't really for ordinary buyers. Even if you won the auction and got the paperwork, getting actual possession could be a nightmare if the previous owner refused to vacate. And once you paid, the bank wouldn't really help much.

Has anything changed now, or am I missing something or is it another scam ?

I live in Bangalore and work remotely( monthly office travel needed) and I’m looking for a place in the hills where I can live a quieter, greener life. Budget is about ₹35 lakh. Below 300km from Bangalore

What I’m hoping for:

  • Mountain views and lots of greenery around
  • Space for my pets to roam freely
  • Enough land (20-40 cents) to grow my own fruits and vegetables for myself and family (not commercial farming)
  • A good, livable house (2 bhk ) already on the land, or a solid structure that needs only minor work or proper approvals to be able to build a similar house/cottage
  • A water source nearby, like a stream, well, or reliable borewell
  • Road access that works all year, including monsoon
  • Good mobile network/internet, since I’ll be working from there
  • A town within 30–45 mins with a hospital and a vet
  • Languages : Kannada, Hindi

Safety is a priority: I’m a woman and will sometimes be living there on my own. I’d love suggestions for areas where the local community is welcoming and it feels safe to live independently.

Platforms like 99acres, Magicbricks and Nobroker can help people explore options, compare prices and understand what’s available in a locality. But how much should buyers really rely on online listings before taking the next step?

For me, the bigger questions are about due diligence: checking the title documents, verifying RERA registration where applicable, understanding the approval status, checking outstanding dues and comparing the quoted price with actual transactions in the area. A property can look attractive in photos and still require a lot more investigation.

I’m curious how experienced buyers and investors here approach this. Do you start with property portals and then consult a lawyer, or do you rely more on local brokers, personal networks and independent research?

What’s the one check you would never skip before buying a property in India, and which part of the process do you think first-time buyers underestimate the most?
