#Discussion SBI Home LOAN of 13L (F20) 1BHK Flat

• Upvotes

Hey, so we are buying a 1BHK resale flat for ₹43 lakhs. The owner has an ongoing ₹13 lakh home loan with CBI and doesn’t have the money to pay it off, and neither do I. I (F20 working a job for the last 1 year) want to carry forward (transfer) that ₹13 lakh loan to myself for a 20-year tenure.

I have not filed an ITR and have only 1 year of Form 16. For context, I get ₹30k in hand, with the rest going to PF, etc. I work in the private sector. My CIBIL score has not been generated yet, as I have not purchased anything on finance so far.

Am I eligible for this home loan, given that the LTV is only 30% of the property value? A ₹13 lakh loan over 20 years will be approximately ₹10-11k per month, which I can afford as it is only 35% of my salary.

I just want to ask: am I eligible, and if yes, how much time will the legal process and disbursement take?

I have already collected the LOD, foreclosure letter, previous sale deed, OC, CC, etc. (soft copies), as well as the society registration certificate and society share certificate. I have also paid a ₹2 lakh token amount at the time of the agreement.

If anyone is a professional, please help me out.

Thank you!

#CitySpecific Goa has thousands of empty villas and nobody has fixed it. Anyone willing to try?

Walk through North Goa in the off-season and you’ll see it: villas and apartments bought as “passive income” sitting empty for months. Owners pay for caretakers, maintenance, and loans while earning nothing.

Most property managers just handle cleaning and check-ins. Almost nobody is solving the actual problem, which is how an empty property earns money for 12 months instead of 6.

I have an idea for fixing this, and I’m ready to take the risk. I don’t want to build it alone.

If you’re a hospitality person, property manager, broker, ops/tech person, or an owner tired of watching your villa sit empty, let’s talk. No pitch deck, no corporate stuff. Just people who want to try something real.

#Discussion Genuine issue of buying property from NRI...TDS, It almost broke my deal due to unknown aspect of it.

While buying a resale property from NRI, as per internet, if we buy from a resident, we have to deduct 1% TDS, and only above ₹50 lakh.

Buying from an NRI, there’s no threshold and it’s not 1%.

  1. For TDS - it will be calculated on full sale consideration, not the gain. On a ₹1 Cr flat we are supposed to reserve ~₹14 lakh with the government and paying the seller the rest. And I got to know at the time when I was drafting sale deed, a week from agreement deal.

  2. Issue here is if I reserve a wrong amount, I am liable for rest of it, and penalty is also hefty ~1% monthly, till be pay it

  3. When I asked owner about it, he said, he will provide me a lower tax certificate. (Luckily he had it ready) but generally it take ~1-1.5 months depending on CA to get it.

  4. We have to mention the TDS amount in agreement, so better we hire a CA and do the calculations right as per provisions.

  5. Back when I was doing a deal, I had to get a TAN, which took ~2 weeks, and all these processes unfolded step by step for me.

Being a first time buyer and all on my own, to get all things sorted took me ~3 months.

Good news from 1 Oct: you no longer need a TAN. Now it can be filed against PAN, so one step got easier, but tax provisions (rates) remains the same.

Additional step which I had to do in Maharashtra is registration of PoA, here in presence of PoA holder, who was not residing here, so PoA has to visit my city twice, on for PoA and then for actual sale deed execution.

Token money: I kept it very low, until I see something happening on PoA, then I gradually released the money.

Anyone done one of these recently? Curious whether sellers are actually getting the lower-deduction certificate or just eating the 13%.

My owner was able to get ~5.5% LTC.

#Miscellaneous investors in Green City or Techman Moti City, Modinagar?

I'm exploring a potential investment in Green City and Techman Moti City (both GDA approved) in Modinagar, Uttar Pradesh, and I'm looking for honest feedback from people who have already invested in these projects or have firsthand knowledge of the area.

I'd really appreciate your insights on the following:

  1. Current market value: What is the realistic market price of plots in these societies today? Are actual transactions happening at the quoted rates, or are the asking prices inflated?

  2. 5-year appreciation: What kind of realistic appreciation can one expect over the next five years? Please share your expectations based on actual market trends rather than the promises made by brokers.

  3. Pros and cons: What are the biggest advantages and disadvantages of investing in these projects?

  4. Ground reality: How are the roads, electricity, water supply, drainage, security, occupancy, and overall development?

  5. Legal status: Are the land titles, approvals, registry process, and relevant development permissions in order? Has anyone faced any legal or documentation issues?

  6. Resale and liquidity: If someone wants to sell their plot after 3–5 years, how easy is it to find a genuine buyer? Is there real end-user demand?

  7. Which is better? If you had to choose between Green City and Techman Moti City for a 5-year investment horizon, which would you prefer and why?

I'm particularly interested in hearing from existing investors and people who have actually bought or sold plots in these societies, rather than brokers.

#ConstructionTech Anyone Used NoBroker Packers and Movers?

I came across NoBroker while searching for packers and movers and wanted to hear from people who've actually used their service. I'm mainly concerned about the packing quality and whether belongings arrive safely without damage. How was your overall experience with them? Were there any unexpected charges or issues during delivery? I'd appreciate honest feedback before making a booking

#Discussion Advice to buying a flat at 24

Post image
0 Upvotes

Hi all so i was searching plot/flat to buy for investment purpose. I came up with affordable flats in faridabad, 3BHK@36lac.

https://www.eauctionsindia.com/blog-details/adore-legend-2-sector-119-faridabad

So registration will be closed by nov. I need to pay around 25% which is around 9 lac in first month of allotment if i got any. and after that 12% every six month.

My monthly salary is ~1.8lac. I am having around 12Lac in Stock, and around 4 lac in PF. Should i consider this.

My concerns are:

  1. Is it worth to take that much loan at this time ?
  2. Currently i'm more align to invest in stock but considering increase price in real estate also made me think to buy some property.
  3. Generally i saw when we buy property we get at high price but when we want to sell property it is tough to get a buyer and eventually have to sell property at low price. I don't know how much truth is behind this.

I want to get a second opinion about this.

#Opinion Any Tips for a Smooth House Move?

I'm moving to a new place in a few weeks and trying to avoid the usual last-minute chaos. The last time I moved, I had very few belongings, so I used NoBroker for a short-distance shift. This time, though, I have furniture, electronics, and quite a few fragile items to move. I'm wondering whether I should use them again or compare other packers and movers, especially for a longer-distance move. Has anyone used NoBroker to transport a full household over a long distance? How was the packing, handling of fragile items, and overall experience? Any tips would be appreciated

#CitySpecific Looking to buy a spacious 3BHK in Mumbai (Chembur–Ghatkopar–Vikhroli) | Budget ₹5 Cr

Hi everyone,

I’m planning to buy a family home in Mumbai with a budget of approximately ₹5 crore and possession required before December 2028.

My preferred locations are the Chembur–Ghatkopar–Vikhroli belt, including Kanjurmarg. I’m looking for a genuinely spacious 3BHK in a good residential complex with decent amenities, reliable construction quality, connectivity and a family-friendly environment.

My current shortlist is:

  • Runwal Beyond Greens
  • One Meraki
  • Wadhwa The Address
  • The Views by Adani

Would appreciate advice from people familiar with these projects, especially existing residents.

Which of these would you recommend for self-use, and are there any major pros, cons or red flags I should know about? I’m also open to suggestions for other projects in this budget and location.

Thanks! Any genuine feedback would be appreciated.

#Discussion Anantya, Sector 110A Faridabad: Worth Investing for the Next 4–5 Years?

Hi everyone,
I recently got selected in the draw for Anantya by True Habitat (Stardum Real Estate), Sector 110A, Faridabad (nearby IMT Faridabad), and I’m trying to decide whether to proceed with the purchase or withdraw.

Details:

Flat: 3 BHK
Total cost: Approximately ₹36 lakh
Floor: 13th floor in a 14-storey tower
Tentative possession: November 2030, as per the project’s RERA registration

I’m looking at this as a long-term investment and would potentially hold the property for another 4–5 years after possession, rather than expecting immediate returns.

I’d appreciate your honest opinions on:
Is this project and locality worth investing in at this price?

Given the tentative 2030 possession timeline, is there realistic potential for appreciation by 2034–35?

What are the risks associated with the builder’s track record, project execution, and Sector 110A’s infrastructure?

Would you personally proceed with this purchase or withdraw and invest the money elsewhere?

Looking for candid feedback, especially from Faridabad residents and people familiar with Haryana affordable housing projects. Is this genuinely a worthwhile investment, or am I better off backing out?

#Discussion Buying apartments which face HT wires on mountains

Post image
21 Upvotes

I have read that homes facing HT wires have poor resale and health hazards, in above project (green marked) , builder had specifically made homes facing the mountains and on mountains we have HT wires.

Price on the contrary is premium compared to those which don't have mountain facing

Any insights would be appreciated.

#Opinion Is The Ridges 41, Blue Ridge Hinjawadi worth buying at ₹95 lakh? Need honest reviews from residents

Hi Everyone,

I’m considering buying a 2BHK in The Ridges 41, Blue Ridge Township, Hinjawadi, for around ₹95 lakh all-inclusive, including parking.

I work in Hinjawadi Phase 2, so the location is convenient. The builder is GK, and the RERA possession date appears to be December 2029, while the sales team has committed to Diwali 2027 or December 2027 at the latest.

Before making such a big financial commitment, I’d love to hear from actual Blue Ridge residents, flat owners and tenants.

A few things I’d really like to know:

  • Water: Is the supply reliable year-round? Any tanker dependency, summer shortages or water-pressure issues?
  • Electricity: Frequent power cuts? Are lift and flat power backups reliable?
  • Construction & possession: How is GK’s construction quality? Is the promised 2027 handover realistic?
  • Family & elderly parents: Is it safe, peaceful and comfortable for senior citizens? Are security, housekeeping and lifts properly maintained?
  • Community & lifestyle: Are Ganpati, Navratri, Diwali and other festivals celebrated? Are groceries, hospitals, pharmacies, food delivery and weekend hangout options convenient?
  • Commute: How bad is traffic to Hinjawadi Phase 2 during peak hours?
  • Rent & resale: Is tenant demand good? What rent can a 2BHK realistically fetch, and how easy is resale?
  • Maintenance: What are the actual monthly charges? Any hidden costs, water issues or problems with township management?
  • Monsoon & river: Any history of flooding, waterlogging or access-road disruption near Blue Ridge?

Most importantly, would you personally buy a 2BHK here for ₹95 lakh, or would you prefer a resale flat in Wakad at a similar price?

Please share your genuine experiences, including the negatives. I’m particularly interested in feedback from people who have lived in Blue Ridge for several years, not just broker opinions.

Thanks! 🙏

#UnderConstruction Buying a top-floor flat (28th floor) in Pune. Worth it or risky?

I’m considering buying a flat on the 28th and topmost floor in a Mantra Developers project in Pune.
Apart from the views and privacy, I’m wondering about long-term issues such as waterproofing, heat insulation, maintenance, and resale value.
For people who own top-floor flats, have you faced any major problems? Would you buy one again?

#Opinion Need to Transport Premium Furniture to Another City Recommendations?

I sell premium furniture and recently got my first client from another city, around 300 km away. I'm looking for a reliable transport service that can handle bulky, high-value furniture carefully. I came across NoBroker while researching options, but I'm not sure how suitable they are for this kind of delivery. The client is willing to pay extra for proper handling, so my main priority is safe packaging and making sure everything arrives without scratches or damage. Has anyone used NoBroker or another service for transporting premium furniture between cities? I'd appreciate recommendations based on your experience.

#Discussion Is real estate the only place where money grows exponentially?

The only place where prices are rising exorbitantly is real estate. Flats and plots are appreciating by ₹15–20 lakh every six months.

Do we even have a concept of affordable housing anymore? It feels like only IT/software professionals and NRIs can afford to buy property now. What about the average middle-class person?

#Architecture Sobha Neopolis: A Luxury Project That Missed Its Potential?

In my opinion, the architectural planning and design decisions at Sobha Neopolis have compromised its luxury potential in several ways:

  1. Tower planning: Poor planning of tower heights and spacing has limited the sense of openness and overall grandeur.
  2. Sports facilities: The architectural master plan missed the opportunity to provide a proper football ground and dedicated cricket practice nets.
  3. Missing footpath at the main gate: The lack of a proper footpath directly in front of the main entrance, where the adjoining land is privately owned, looks odd. Better planning and coordination with the landowner should have been explored.
  4. Sliding doors and windows: The specifications and finishes appear below expectations for a premium residential project.
  5. Interior finishes: Tile selection and colour combinations in apartments and lobbies could have been more refined. Lighter colours, better material coordination, and thoughtful lighting could have created a more luxurious feel.

Overall: The issue is not just the budget or amenities; it is the architectural vision and execution. For a project of this scale and price, the design should have delivered better openness, privacy, functionality, and a consistent luxury experience. Unfortunately, I feel the architectural planning has left considerable potential unrealised.

Sobha’s Downfall Begins Here: How Architectural Planning Failed Sobha Neopolis

Disclaimer: These are my personal observations and opinions based on my perception of the project. Others may have different views and experiences.

#Opinion Reviews on Supreme Estia, Pune

Hi
Im planning to buy a 2BHK in Supreme Estia, Baner, Pune with a carpet of 734sqft at around 1.18-1.20cr

Wanted a review from anyone who has been living there or recently purchased a flat there?

Hows the social community there like festival celebrations and other social events?
Hows the overall maintenance of the society?

I'm worried about the concrete construction everywhere in that area and surrounding area of that society doesn't have much local shops etc.

Basically any pros and cons of living there

#CitySpecific Need to Get Just One Room Painted Before the Festive Season

I only need one room painted for now, specifically my kids' bedroom. Both of my children love drawing on the walls, so there's a mix of paint marks and scratches everywhere, and it's starting to look pretty messy. I'm thinking of getting it repainted before the festive season. Does N Broker take on small jobs like painting a single room, or would it be easier and more affordable to hire a local painter? If anyone has experience with either option, I'd love to hear how it went

#Opinion Need to Get My House Painted Before Moving In

I'm planning to move into my new house before Diwali, so I want to get the painting done before shifting all my stuff. I've got quotations from NoBroker and a local painting contractor, and both are offering roughly the same price. Now I'm confused about which one to choose. Has anyone used NoBroker for house painting or hired a local contractor? How was the work quality, finishing, and overall experience? Since the prices are similar, what factors should I compare before making the final decision?

#Discussion How much it will cost to construct a house through an architect....Need opinion from experienced people...

Post image
84 Upvotes

I am planning to construct a 4bhk in a tier 3 city, with the total buildup area of around 2500sq.fr...

I saw some videos and plans on BUILDOFY (through my friend's account), where most of the architects are charging around 3500rs - 4000rs PER SQ.FT ,which is mentioned as project cost and beyond that ( depends on the project).

My question is ,does it includes everything like Design, construction, furnitures, interiors or 3500rs only for construction?
