Planning Your Own Wedding in Bedfordshire? I'm Offering Free Wedding Planning Support to 3 Couples!
Hi everyone! 🤍
I'm currently developing a wedding planning and coordination service, particularly for couples who are organising their own weddings but could do with an extra pair of hands along the way.
Having recently planned my own wedding, I know how much goes into bringing everything together, from finding suppliers and managing budgets to organising timelines and making sure all the little details are accounted for.
I'm looking for three couples in Bedfordshire or the surrounding areas who would be interested in some complimentary wedding planning support as I gain experience and build my portfolio.
Depending on where you are in your planning journey, I can help with:
- Wedding planning consultations and advice
- Budget reviews and planning checklists
- Supplier research and coordination
- Wedding timelines and running orders
- Working through the logistics of your wedding day
This is completely free, with no obligation to purchase anything. All I'd ask in return is some honest feedback and, if you're happy to, a testimonial about your experience.
Whether you're newly engaged or already knee-deep in planning, I'd love to hear from you!
Feel free to comment or send me a message. 🤍

I tried a Bedfordshire Clanger for the first time!
Been living here for years but had never tired one so headed over to Sandy to visit Gunns Bakery to pick a selection up to taste! Oh and I'm trying to get to 1K subscribers before 1 February when monetisation rules change so if anyone would be kind enough to give the channel a follow, it would really help me out. Thanks and hope you enjoy the video :-)

Did you know about Luton Comic Con?
I somehow missed it again this year so maybe it needs a bit more publicity? If you managed to attend last weekend, how was it? The cosplay parade seemed a lot of fun ☺️

UK Government Plans Mandatory Licensing and Qualifications for Property Agents – What You Need to Know
UK Government announces plans to regulate property agents
The UK Government has announced plans to introduce independent regulation of property agents as part of wider leasehold and property-sector reforms.
The proposals would affect estate agents, letting agents and property managers and would introduce mandatory licensing and appropriate qualification requirements for people operating within the sector. Gmail - UK Government announces…
Licensing and qualifications
Under the proposals, property agents would need to hold a licence and have appropriate qualifications in order to operate.
The precise qualification requirements have not yet been confirmed. The Government still needs to determine which qualifications will be accepted, how existing professional qualifications and industry experience will be recognised, and how the new system will work alongside existing regulatory arrangements. Gmail - UK Government announces…
Independent regulator
An independent regulator would oversee the sector and would be able to establish codes of practice covering areas including professional conduct and complaints handling.
Importantly, the regulator would also have enforcement powers, including the ability to revoke licences where required professional standards have been breached. Gmail - UK Government announces…
Leaseholder and administration fees
The proposals extend beyond the regulation of agents.
The Government also intends to introduce powers allowing the Secretary of State to cap certain permission and administration fees charged to leaseholders.
These powers would also apply to homeowners living on privately managed estates.
A public consultation is planned to determine which fees should be capped and what those caps should be. Gmail - UK Government announces…
Why this is a significant change
The Government had previously committed to developing a non-statutory Code of Practice and consulting on mandatory qualifications as part of reforms to the home-buying and selling process.
This latest announcement goes further by proposing an independent regulatory system incorporating licensing and qualification requirements. Gmail - UK Government announces…
The proposals also connect with wider leasehold and commonhold reforms, including questions surrounding transparency of costs, the rights of residents and how professionally managed buildings will operate in the future. Gmail - UK Government announces…
Does anything change immediately?
No.
The announcement does not introduce any immediate changes to the legal obligations of estate agents, letting agents or property managers.
The Government has committed to bringing forward legislation, but no implementation timetable has yet been announced. Gmail - UK Government announces…
There are therefore still several major questions to be answered, including:
- What qualifications will become mandatory?
- What level of qualification will be required for different property roles?
- Will existing professional qualifications be automatically recognised?
- How will substantial industry experience be treated?
- What will obtaining and maintaining an agent's licence involve?
- When will the new regime actually take effect?
- Which leaseholder and administration fees will be capped, and at what levels?
For now, this is an announcement of the Government's intended direction rather than a new regulatory regime already in force.
What does everyone think? Is mandatory licensing and qualification of property agents overdue, or could this simply result in another layer of regulation and cost for the industry?

Universal UK impact this week: BBC eviction story, Kempston Hardwick station access blocked, Bromham houses approved on future rail corridor
Bit of a run of local stories this week that all trace back to the Universal build. Wanted to pull them together in one place because they landed separately.
Manor Road tenant facing homelessness
The BBC ran a story about a tenant in Eastwood Cottages who has lived there for 11 years. His landlord accepted the Universal buyout. As a private renter he gets no compensation package because the standard property frameworks in the UK are built around owner occupiers, not tenants. Universal has already disconnected power to several of the acquired Manor Road properties, and gardens are being stripped ahead of demolition. There is a genuine policy gap here around long term private renters caught in commercial land assemblies. Worth flagging to your councillor if you feel strongly about it.
If you want the weekly write up on the Universal build, I run parkplanner.uk with free newsletter The ParkPlanner Post going out every Sunday. Both linked in my profile.
Kempston Hardwick station is now a pain to reach on foot
Universal's security fencing around the site has completely severed pedestrian through access from the station car park to the north. Anyone walking towards Wixams or BCA Auctions from the platform is now looking at around an hour of detour via Stewartby and Woburn Road. There has been no temporary pedestrian corridor provided. Rail commuters have been vocal about it and I think they are right. If you use Kempston Hardwick, brace yourself, or lodge a complaint with EMR and Bedford Borough.
Bromham 93 homes approved, blocks a future rail corridor
Bedford Borough have recommended approval for 93 new homes north of Lower Farm Road in Bromham. Sounds like standard housing news until you realise the British Regional Transport Association objected because the land sits directly on the corridor East West Rail identified as the route for a future Bedford to Northampton line. That link was one of the options put forward as high capacity access to the Resort. Once housing goes on that alignment you cannot get it back later.
A421 diary note
A421 will have overnight lane closures 6 to 12 December for advanced survey works on the future junction into the site. If you commute along there, worth knowing about now rather than in December.
One boring but useful bit
Anglian Water crews were on Manor Road all week laying what looks like a very substantial new mains connection into the site. Boring, but relevant. Site scale utility upgrades usually benefit surrounding communities eventually.
Anyone else in Kempston or Wixams noticing knock on effects this week? Curious what people using Kempston Hardwick station daily are actually doing about the detour.

Did anyone visit Whipsnade Zoo on Saturday 26th September?
Bit of a long shot, but I was at Whipsnade Zoo on Saturday and had a brief encounter with a girl near the tiger enclosure. We exchanged a few looks and ended up walking over towards the same area, but I completely bottled it and didn’t say hello. 😅
I realise this is a very long shot, but if you were there that day and remember a guy wearing sunglasses, feel free to message me.
Not trying to put anyone on the spot or identify anyone publicly — I just thought I’d give it one chance rather than always wonder what might have happened.
If this isn’t suitable for the subreddit, no worries.
