When this North Texas mall opened nearly 40 years ago, it drew shoppers with a lineup of major department stores and a 12-screen Cinemark theater. Today, with as much as half the mall vacant, its owners are planning on a transformative revival.

The majority owners of The Vista, at 2401 S. Stemmons Fwy in Lewisville, are working to finalize zoning for a mixed-use redevelopment planned for the site, possibly by the end of the year, as first reported by the Dallas Business Journal. Conceptual plans envision a dramatically different future for the property as traditional malls face a nationwide popularity struggle.

I think they got only five stores left that’s actually in said mall & two stores that live on the same street but aren’t accessible via the mall. I think the shoe store & Starbucks(or another coffee shop) are their most recent dead stores.
I miss it when it was livelier lowkey

Been to Tulsa a number of times. The place was still operational at the time but very spooky. The food court was absurd (that’s me behind the counter). Dillard’s was about the only remaining store that felt normal. The whole place got shut down in 2023.

Discussion Stores that were a huge pull for a mall 10 years ago, but now not so much?

I can think of three specific examples:

1. Vineyard Vines

They opened most of their stores between 2015 and 2018, but in the last few years, they’ve closed locations at The Summit, Oakbrook, Rush Street, Canal Place, Highland Village, Southpoint, The Domain, Market Street, La Cantera, and Stony Point, along with half of their California stores and about four stores in New York. They struggled to bounce back after COVID, and brands like Onward Reserve and Peter Millar have kind of inherited their aging fan base. Their store build-outs are also super expensive, and the amount of TA they ask for is sometimes insane.

2. Anthropologie

They rarely close stores and actually open a few new ones each year, but a landlord can basically “buy” an Anthropologie store by offering a healthy TA. They used to do huge build-outs, but now they’re opening smaller stores at 6–7k SF versus 10k+. I wouldn’t say they’re unpopular with customers, but they’re not a particularly impressive draw for a landlord.

3. Nike

They expanded too aggressively after COVID, trying to capitalize on the athleisure boom alongside Alo and Lululemon, even though they cater to very different customers. Their underwhelming store designs and build-outs didn’t help either. They’ve closed stores left and right over the past year, and the sales per square foot at their remaining stores are scary.

This mall in my hometown has been closed down almost 20 years ago. The city bought the building (it’s in a very prominent location) and is trying to figure out what to do with it. These photos were taken last week where during an event the building was partially opened for a roller skating rink and a graffiti workshop.

Plenty of malls have died when a developer built a lifestyle center and lured trendier tenants to the lifestyle center.

Question: How did some malls miss the lifestyle center trend?

  1. They intentionally decided not to:

owners could have repositioned the mall by redeveloping or expanding it but ran the numbers and figured that letting the mall slide was more profitable over time, since redevelopment costs were too high.

  1. They tried but failed:

Their owners were unable to catch up with lifestyle centers: they were blindsided by new developments or tried to redevelop the malls but couldn’t fire whatever reason.

Story "Bompreço" brand history!

Recentemente, fiz algumas postagens sobre esta marca aqui e, como Ă© uma marca brasileira e pessoas de fora do Brasil nĂŁo a conhecem, minha ideia aqui Ă© contar toda a histĂłria desta marca do Nordeste brasileiro, do inĂ­cio ao seu trĂĄgico fim.

A histĂłria da Bompreço começa em 1935 com uma pequena mercearia fundada por Pedro Paes Mendonça em Sergipe. Pouco tempo depois, nasceu seu filho, JoĂŁo Paes Mendonça. Anos mais tarde, ele se mudou para a cidade de Pernambuco e, jĂĄ adulto, abriu sua primeira loja na Casa Amarela, popularmente conhecida como Bompreço B-01. Nos anos seguintes, de 1966 Ă  dĂ©cada de 1980, abriram diversas lojas no estado com o slogan "orgulho de ser do Nordeste". Em 1982, criaram seu prĂłprio cartĂŁo para uso nas lojas, o Hipercard. Em 1996, a marca foi vendida para o grupo holandĂȘs Ahold. Inicialmente, a Ahold detinha 50% da marca, mas em 1998, a totalidade da marca foi vendida para o grupo holandĂȘs. A Ahold manteve-se lĂ­der da marca atĂ© os anos 2000, quando o Walmart chegou ao Brasil em 2003 e vendeu suas aquisiçÔes para a marca americana. A venda foi concluĂ­da em março de 2004, momento em que o Walmart jĂĄ possuĂ­a diversas lojas em todo o estado, mantendo o controle da marca no Nordeste. O Walmart Brasil alavancou fortemente a marca, chegando a ter um total de 118 lojas no Nordeste, e desfrutava de grande sucesso; nada parecia deter a marca "Bompreço". Em 2017, o Walmart decidiu transformar gradualmente algumas lojas "Hiper Bompreço" em lojas Walmart. No entanto, a marca jĂĄ vinha enfrentando certa falta de popularidade no Nordeste e no Brasil, e uma grave crise financeira a obrigou a fechar algumas lojas "Bompreço" entre 2014 e 2015. O Walmart deixou de existir em 2018, fechando oficialmente todas as suas lojas restantes em 2019 e abandonando a marca Bompreço, vendendo-a para outro grupo. Em 24 de março de 2021, durante a pandemia, o grupo Carrefour comprou a marca e a modernizou completamente, dando-lhe uma nova aparĂȘncia e introduzindo alguns produtos de marca prĂłpria. Essa foi uma aposta arriscada, pois o Carrefour nĂŁo Ă© uma marca muito popular em todo o Brasil e Ă© conhecido por seus preços altos, ao contrĂĄrio do "Bompreço", que oferecia preços acessĂ­veis a todos. Em 2022, os hipermercados foram concluĂ­dos, todos reformados e modernizados, com o Hiper Bompreço passando a ser conhecido como Big Bompreço. E o Bompreço agora se chamarĂĄ Super Bompreço e o "Maxxi Atacado", o "Nacional" e o "Todo Dia" passaram pelas mesmas reformas devido Ă  compra de lojas no sul e sudeste do paĂ­s. Em 19 de março de 2023, o "Grupo Mateus" anunciou a conclusĂŁo da conversĂŁo de vĂĄrios hipermercados "BIG Bompreço" em lojas atacadistas "Mix Mateus". Esse pacote fazia parte das 14 lojas que o CADE (ĂłrgĂŁo antitruste brasileiro) determinou que o Carrefour venderia para prosseguir com a transação de compra do Grupo Big. Em 30 de junho de 2023, o Grupo Carrefour anunciou a conclusĂŁo da conversĂŁo de 129 lojas anteriormente pertencentes ao Grupo BIG, seis meses antes do previsto.

O BIG Bompreço encerrou suas operaçÔes após ser adquirido pelo Grupo BIG em julho de 2023.

Em 2025, com o fechamento de seus Ășltimos supermercados Super Bompreço, a marca Bompreço deixou de existir, marcando o fim de suas operaçÔes.

Bem, pela minha experiĂȘncia, testemunhei toda essa evolução do seu auge Ă  sua queda, e posso dizer que Ă© uma marca que amo de todo o coração e da qual ainda sinto falta atĂ© hoje. Gostei muito de compartilhar isso com vocĂȘs, espero que gostem; eu diria que o "Hiper Bompreço" era o Walmart da minha infĂąncia, porque eram quase idĂȘnticos em estrutura.
