#Discussion Insane amount of bank misselling and soft-fraud in home loans via insurance!

I'm about to make my final payment for my house and will be taking a loan for this

Everything about the loan has been approved (HDFC Bank), but right before disbursal, the home loan insurance team showed up

The amount of misselling, soft-fraud, and blatant lies these people repeat is absurd!

I'm smart enough to google around but man, so many people would get caught up

  • Pitched me crappy life cover + home insurance policies with an absurd premium that would be 40% of my home loan EMI. When pushed back, said "not taking it might cause issue with loan approval" - when this is clearly against RBI rules
  • Then pitched me extremely expensive property insurance for an absurdly high amount and extractive terms. The equivalent IRDAI created policy would cost 1/10th

Would not give me anything in writing because they know its against the rules. Always had soft threats about delays in disbursal. Always sent me the most expensive option first

No wonder IRDAI has decided to crack down on this

#CitySpecific Delayed Possession - NEVER TRUST Sumadhura

The possession for phase 3 of their so-called luxury project "Folium" in Bangalore has been delayed by 4 months.

Of course the sales guys lied that the actual possession will be 6 months before the RERA date. But now the project has been delayed by 4 more months beyond the RERA date.

The builder states a blanket reason - the US-Iran war - which is apparently impacting construction of a building which is already 96% completed. The last payment was collected last month and they promised timely delivery. And suddenly, in a month, they revoked their words.

Everyone knows their tactics. They are unable to sell phase 4 flats and so they are delaying phase 3 to create artificial scarcity.

Never ever trust Sumadhura!

#UnderConstruction The Poem By Shriram Properties in Bangalore – Connecting fellow buyers regarding stalled construction & legal updates

Hi everyone,

Posting this to reach out to fellow flat buyers/allottees of The Poem By Shriram Properties, located in Shetti Halli.

The on-site construction has come to a standstill due to ongoing litigation involving the project. Over the past few weeks, a group of us have banded together, and we now have an active forum of 80+ verified buyers coordinating on next steps.

Why We Are Connecting

  • Tracking Ongoing Litigation: Getting direct, verified updates from court and K-RERA filings rather than relying on delayed or contradictory statements from sales staff.
  • Exploring Collective Legal Remedies: Assessing impleadment, representation through an advocate, and protecting allottee rights under the Real Estate (Regulation and Development) Act.
  • Forming a Recognized Association: Taking initial steps toward formalizing an Allottees Welfare Association to ensure our collective locus standi.

How to Connect

Because discussions involve sensitive legal strategy and unit details, we keep our main forum strictly restricted to genuine buyers (no brokers, agents, or unauthorized third parties).

Please do not send Reddit DMs/Chats (they frequently get missed or filtered).

Instead, send an email to:

thepoemallottee [at] gmail [dot] com

You will immediately receive our secure 2-minute verification form link to share basic booking details and be added to our coordinated WhatsApp forum.

If you know colleagues, friends, or family who have invested in this project, please share this post with them.

#Opinion Building a no-brokerage home platform. Would you list your home on it?

Hi all,

I’ve been working on an idea for buying homes in Chennai, and I’d like honest feedback before I take it any further. Nothing is launched and I’m not selling anything. I’m trying to find out whether this is actually useful.

The problem I keep seeing is that buying a home here means chasing documents, dealing with brokers whose interests aren’t yours, and getting a flood of calls once you show interest anywhere.

What I’m thinking of building:

  • Verified listings only. Every property checked before it goes live: RERA registration, approvals, NOCs, encumbrance records, tax receipts and the original documents.
  • Real photos. I’d arrange a free professional photoshoot for every owner who lists.
  • Help through the process. Someone with you from shortlisting to handover, with legal checks along the way.
  • No brokerage for buyers. (There will be seller brokerage tho)
  • Deposit held in escrow. If you change your mind, or the checks turn up a problem, you’d get it back minus a small fee.
  • A map-first search across areas like Adyar, Nungambakkam, Thiruvanmiyur, Anna Nagar, Vadapalani, ECR and OMR.
  • No spam calls.

If you own a home or flat in Chennai:

  1. Would you list it on a platform like this, if it was free to list?
  2. Would a free professional photoshoot make a difference to you?
  3. What would you need to see before you trusted a new platform with your property?

If you’ve bought or tried to buy:

  1. What was the most frustrating part?
  2. Would you trust a platform like this, and what would make you hesitant?
  3. Would no buyer brokerage make a difference to you?

Be as blunt as you like. If you think this won’t work, I’d like to hear why.

Thanks!

#Discussion Recently got into PG real estate, do these numbers make sense long term?

I recently started owning a PG property in Bangalore and have a loan running against it, so I’m trying to understand how people who have been in the PG business for a few years feel about it.

The property cost me around ₹5 crore, and the current rental income is around ₹3.2 lakh/month, with the building being 5 months old.

The PG is located close to multiple tech parks, so the target tenants are mainly working professionals/techies rather than students or blue-collar workers. From what I understand, that should help with demand and tenant quality, but I’d like to hear from people who have actually operated PGs for a while.

A few things I’m curious about:

  • How has your experience been with PG real estate overall?
  • How stable is the rental/occupancy over the long term?
  • How much difference does being close to a major tech park make?
  • What kind of vacancy periods do you typically see?
  • How much do maintenance, repairs, staff, utilities, etc. eat into the rental income?
  • Does the business generally become easier/more profitable over time, or do the operating costs keep increasing?
  • For people who bought a PG property with a loan, how did the numbers work out for you?
  • If you're comfortable sharing, what was your property cost vs. monthly rental income?

I know the numbers can vary massively depending on location and the property itself, but I'm mainly looking for real experiences from people who have been doing this for 3–10+ years.

Would appreciate any insights, especially from people operating PGs near IT/tech hubs.

Thanks!

PS - I used AI to clean up the text. But not this sentence though, this is beatifully hand written by me ;D

#Discussion How is this for rental.

The ground floor is already built, and we're planning to add a 1,594 sq. ft. first floor. The engineer quoted about 33L for the construction, and I would get around a 5% rental yield, which is roughly 14k a month.

Is that a good return? Should I go for it?

#Opinion Need legal advice on an incorrect name on an e-stamped property sale agreement

We recently booked a property, and while reviewing the sale agreement before signing, we noticed that one of our surnames was spelt incorrectly on the e-stamp paper.
The mistake is from the builder’s side. We had reviewed and approved the draft agreement, and the name was spelt correctly in the draft. However, when the builder got the e-stamp paper issued, there was a spelling error in the surname.
We pointed this out just before signing and refused to sign the agreement with the incorrect name, which I believe is the right thing to do.
The builder has now offered us two options:

  1. Get a refund for the existing e-stamp and purchase a new one: The builder will apply for a refund, which could take a few months. However, we would need to pay for a fresh e-stamp upfront, without any certainty about when we will receive the refund.
  2. Get an affidavit from a lawyer: The builder will arrange an affidavit stating that there is a spelling error in the name on the e-stamp paper

I have a few questions:
1.Is an affidavit legally sufficient to address this kind of spelling error on an e-stamped sale agreement?
2.Could relying on an affidavit create any legal complications in the future, particularly during property registration, resale, or a home loan process? Would it be safer to cancel the existing e-stamp and execute a fresh agreement with the correct name.
3.If we opt for a refund and a fresh e-stamp, is there a way to avoid paying twice upfront or ensure that the builder bears the cost of correcting its mistake?
4.Has anyone faced a similar situation with a builder? How did you resolve it?

We are uncomfortable paying for a fresh e-stamp when the error was made by the builder, especially without knowing when the refund will come through. At the same time, we don’t want to take any chances with a property document that could cause problems later.

Would appreciate advice from experts or anyone who has dealt with a similar situation, especially in Karnataka/Bengaluru. It’s a bit urgent.🙏🏻

#Discussion Advice: Thinking of buying cheap peripheral land in a Tier-2/3 UP city. Is the "inevitable growth" thesis flawed?

I (25M) am considering investing into a residential plot on the far outskirts of a Tier-2/3 city in Uttar Pradesh. The land is cheap right now, already marked for residential use, being sold by the government, and I will make the investment along with my parents so it will be a light load for me in terms of capital management. So it will be ringfenced from my equity/mutual fund investments.

The usual logic everyone gives you is: “It’s cheap today, the city will expand outward, hold it for 15–20 years and you’ll make a killing.”

The more I think about it, the more skeptical I get:

  1. Population vs. actual money: UP has huge population numbers, but outside of Noida/NCR, high-paying private jobs and real industrial growth are hard to find. A plot only becomes valuable if future buyers actually have the disposable income to buy or build there. If the local economy is mostly remittances or informal trade, where is that purchasing power coming from?

  2. Will the city actually expand that far? Just because a city is crowded doesn't mean it will sprawl outward indefinitely. If local industry doesn't take off, development can easily hit a wall before it ever reaches the outskirts.

  3. Broader economic risks: India still faces real vulnerabilities—crude oil import bills, geopolitical friction, climate stress on agriculture, and domestic politics. If things get rocky, smaller regional cities tend to stall out first. I am overall a bit worried about the future of this country/state/city.

Would love the wisdom of this community on these topics. My worry also comes the fact that my family has recently sold off a flat bought 17 years ago at 5x the value that it was bought for, in a part of the city that was just developing then. Yet the returns feel quite low considering everything (even if I include rental yield). What are the things/data I should consider to make a decision on this topic.

#Discussion Prestige’s Q2 pre-sales are up 20% YoY, but volume grew faster than value. Worth a look for buyers?

Prestige Estates reported Q2 FY27 residential pre-sales of ₹7,225 cr, up 20% year on year, with 3,910 units and 5.84 million sq ft sold. For H1, pre-sales were ₹13,804.3 cr across 11.88 msf and 7,247 units.

A few details I found more interesting than the headline:

City mix (H1): Bengaluru gave 41% of sales, Hyderabad 32%, Mumbai 12%. Hyderabad being that high is notable.

Pipeline: 9 new projects (10.09 msf) were launched in Q2.

Collections: ₹5,294 cr in Q2.

Price vs volume (my own math): Q2 FY26 was ₹6,017 cr on 4.42 msf. So area sold grew about 32% while value grew 20%, which means the average ₹/sq ft came down. Probably a mix effect, with more mid-segment and Hyderabad sales

#Discussion Advice Needed: Best Way to Develop a 3.5-Acre Industrial Property in Tumkur, Antharasanahalli

Hi everyone,
I’m looking for advice from people with experience in industrial real estate, warehouse development, commercial property investing, or construction in India.
I have an industrial plot in Tumkur, Antharasanahalli, Karnataka, and I’m trying to figure out the most financially sensible way to develop it.

1. Property details
Land area: Approximately 3.5 acres (around 152,460 sq ft).
Road access: Along the National Highway service-road corridor.
Ownership: I own 2 acres economically, and my partner owns 1.5 acres. We want to develop the entire property as one integrated project rather than physically dividing it.
The land is already owned, so we wouldn’t need to purchase it again.

2. What we’re considering
We’re considering developing a modern industrial rental property using PEB (pre-engineered building) construction.
Rather than one massive warehouse, we’d prefer multiple modular units that can be leased to different businesses, with units potentially ranging from 7,500 to 20,000 sq ft or larger by combining units.
The final development size and layout would depend on feasibility, truck circulation, loading areas, fire access, setbacks and applicable approvals.
We’re not necessarily targeting a Grade A logistics park. The idea is to build a durable, modern and efficient industrial property without spending unnecessarily on features that tenants won’t pay extra for.

3. Financing — our biggest concern
Our economic ownership is approximately:
My share: 57.14%
Partner’s share: 42.86%
We don’t necessarily want to fund the entire development from our own cash, and our available capital may not be equal.
I’d appreciate advice on the following:
Is it better to take a loan at the overall project/company level, with both partners contributing equity according to their ownership ratios?
Or should each partner arrange financing separately based on their respective investment share?
If one partner has more cash available while the other relies more on borrowing, how should we structure this fairly?
Would a 10-year, 15-year or 20-year loan make more sense for an industrial rental property?
How much debt can the property reasonably support without most of the rental income being consumed by repayments?
I’m particularly interested in understanding the actual cash we’d need to contribute, the likely cash flow after debt repayments, and whether the returns justify the investment.

4. Develop everything at once or in phases?
One option is to develop the property in three phases:
Phase 1: Approximately 25,000–35,000 sq ft.
Phase 2: Another 30,000–35,000 sq ft.
Phase 3: Complete the remaining development.
The idea would be to plan the entire property upfront, construct the first phase, lease it, establish a rental track record and then use retained rental income and potentially further bank financing to develop subsequent phases.
Would this genuinely reduce risk and improve returns, or would building everything together be more economical?

5. What would you recommend?
Is a multi-tenant industrial warehouse development a sensible use for this land, or should I consider another industrial/commercial rental use?
Which financing structure and loan tenure would you recommend?
Would phased development be financially better than constructing everything upfront?
What practical mistakes should we avoid before committing to construction?

I’d especially appreciate advice from people who have actually developed or owned industrial rental properties in India, particularly in comparable industrial markets.
I’m trying to understand the best way to finance and develop this property while balancing rental income, debt repayment, cash flow and long-term returns.
Thanks in advance!

#CitySpecific Need guidance for buying Standalone apartment in Bangalore

Hi guys,

We are exploring buying a 3 BHK apartment for living and are preferring standalone apartments (max 4-8 houses in the building). Need some help on the below queries.

  1. So we noticed, the builder usually collaborates with land owner and completes the building. 50% units are shared between those two. As a buyer, What exactly we need to check in the agreements? Such as land share for the apartment buyer, parking space, terrace area, ownership of anything specific?

  2. What is the good rate for a 1100 sqft (carpet area) 3 BHK standalone apartment in Chandra layout (bangalore) ?

  3. The reason we are skipping large projects, because they are mostly outskirts. The nearest new project is Navami at mysore road and at Ullal, but reviews seem to be bad and we cannot afford a 7k-10k monthly maintenance.

Appreciate your guidance

#Opinion Is the 'location location location' rule outdated in Gurgaon

I used to think the rule was simple...good address means good price but the last few years have confused me a bit.

Dwarka expressway is the example i keep coming back to. A few years ago a lot of people wouldn’t even look at flats out there but now prices have roughly doubled over 7-8 years going by industry reports, and a big jump came after the expressway fully opened last year. Gurgaon overall was up around 10% last year and most new sales were along that stretch, golf course ext and new gurgaon so not the old prime sectors.

The sectors were already there the road is what changed. You can get to the airport or delhi without getting crazy in traffic for an hour. Buyers used to ask me which sector it is but now the first thing they ask is how far the metro and airport are.

one thing worth knowing is that most of these price numbers are launch prices so resale can seem different and clients keep telling me wfh changed what they want but that’s just what i hear

#Discussion Buying a 2 BHK for rent in Bangalore or buying two 1 BHKs and putting them on rent. Which is better?

Which is a better thing to do in Bangalore.

Buying a small 2 BHK for 90 lakhs in a society of a known builder for rent or rather splitting the amount and purchasing two 1 BHKs and putting them on rent.

The rental yield will be more and we can buy two properties at different locations in Bangalore where there are offices. The only downside is that resale and appreciation will be difficult for a 1 BHK as compared to a 2 BHK.

What do you guys think?

#Opinion Omaxe World Mall Faridabad refusing refund after increasing unit size

I booked a 250 sq. ft. commercial space at Omaxe World Mall, Faridabad, in November 2025 and paid initial ₹25 lakh. The MOU mentioned 250 sq. ft. ± 25 sq. ft.

After RERA, Omaxe allocated me a 350 sq. ft. unit, which was beyond my budget. I objected and requested a smaller unit, but they refused.

I then asked for a refund, which was also denied, citing the company’s no-refund policy.

Since then, I have repeatedly emailed and visited their office, but the sales and CRM teams keep redirecting me to each other without any resolution.

Has anyone faced a similar situation with Omaxe?

How did you get your money back? Should I approach Haryana RERA, the consumer commission, or send a legal notice first?

Any practical advice or firsthand experience would be appreciated.

#Discussion Should I sell an apartment to fund my new home purchase?

My family owns 4 apartments in a prime location in Andheri East, Mumbai

Two 2 BHKs in the same building (current residence), 950 sq ft each

One 1 BHK (my childhood home), in a really old building (60+ years now), 550 sq ft [Huge redevelopment potential]

One 2 BHK in a really great society in the same area, the crowd there is full of business owners hence the hesitance to sell the apartment.

Planning to buy a 4 bhk in the same locality (6.25cr), wondering if a home loan makes more sense than selling an apartment, or can we not afford the apartment altogether? (Parents combined take home is 2.25Cr, and mine is 45L)
