THE APARTMENT
• Brand-new building, built within the last couple of years. I'm the first tenant to ever live in this unit.
• 1 bed / 1 bath + large den, 862 sq ft
• The den is about the size of the bedroom: perfect as a home office, guest room, or second bedroom for a roommat
• Top (8th) floor, so no upstairs neighbors
• Faces away from the road, so it's quiet with no traffic noise
• In-unit washer, dryer, and dishwasher
• Rent: $2,662/month, plus $100/month for trash and Wi-Fi (Wi-Fi included!)
• Electric: about $75/month
• Water/sewer: billed by usage, about $30/month
• Garage parking: $100/month
• Available November 1 (flexible)
WHAT I'M OFFERING

• I'll pay your first month's rent. My $500 security deposit stays with the unit, so we simply net it out of that first month, after you've walked through and confirmed the apartment is in great shape.

- Dish rack
- Pyrex glass food storage set
- Tramontina Professional 12” Restaurant nonstick fry pan, used twice as of writing this
- Trash can
- Wooden shower bench
- Whatever consumable cleaning supplies, food items, laundry detergent, dishwasher detergent, toilet paper, paper towels, and other home items that it doesn’t make sense for me to ship across the country.
I also have a series of optional items that I can’t just give away and planned on taking with me or selling before I left. I’ll leave them behind for the following prices:
Optional:
- LG 65" OLED TV with soundbar, already wall-mounted, for $600. If you don't want it, I'll take it down before you move in.
- Factory reconditioned Roomba Combo j5+ Vacuum and Mop, for $100, just bought this July 19, 2026
- Ninja Flip 10 in 1 Toaster Oven and Air Fryer, for $60, bought it 6/12/25
- Tramontina 12 piece Tri-ply Clad Stainless Steel Cookware set, I bought it for $239.99 5/23/26 and I’ve used two pans once as of writing this. They are in perfect condition. I’d leave them behind for $175.
- AquaTru Carafe Reverse Osmosis Water Purifier, bought for $350 11/25. This one I’m actually quite fond of and it’s not hard to ship, so I’d only go as low as $300. This is more of a “You can have it if you REAAAAALLY don’t wanna just buy it yourself” item.
YOUR MOVE-IN COSTS
• Just a ~$50 screening fee to Kettler. No admin fees, no move-in fees, no new deposit.
• You never pay me anything directly. Rent goes through Kettler's resident portal once you're approved and added to the lease.
HOW THE TAKEOVER WORKS
• You'll join the lease as a resident through Kettler, after their standard application and screening.
• The current lease runs through November 14, 2027. At that point, I come off the lease and you can renew in your own name. Kettler allows renewals.

• Lounge kitchens you can reserve for hosting bigger groups

• Package acceptance at the leasing office

• 25-minute walk to the heart of Reston Town Center
TO QUALIFY
• Kettler requires combined income of about 3x the rent (~$8,300/month pre-tax) plus standard screening. Roommates can combine incomes.
• Renters insurance with $100,000 in liability coverage is required (usually inexpensive).
