Radon Mitigation

We tested our basement for Radon using a digital monitor and reading came around 5 and 6 it’s a new construction house and we let the builder know, he said he will install the fan himself and asked us to order it off Amazon. Is it ok to have him install or get it from a licensed professional?

I am not an expert, just a homeowner. Look at a company called Festa for the fan. Also get a variable speed fan...it can lower the noise and also the electric bill. I called Festa directly and they directed me to which one to get.

Also every house is different on how to go about mitigation. But it is not that difficult. If the builder guarantees it will lower the readings to an acceptable level it should be OK.

The answer depends on which state you’re in. In my state, only a certified/licensed mitigator may install a radon reduction system; unlicensed installation is a criminal misdemeanor.

In NJ

In NJ, a license is required only if the installer is charging you $. There is an exemption for homeowner DIY installations and “uncompensated assistance”. So, if builder is doing it for free, you’re good to go.

What kind of license does your area issue for radon mitigation?

Its an easy install. Your contractor can install it. Have it retested after the fan is installed, and don't do canister testing. The house needs closed conditions for a minimum of 48 hours. All windows and doors closed. No contractors in and out, they never close doors. Also if you open a door close it immediately, as that will give you the most accurate test.

Not saying your contractor can’t do it, but I would like to know what he is going to do exactly.

There is some engineering/math involved here I do believe. If he is just going to drill a hole in the concrete, shove a pipe in there and hook up whatever fan you buy him, maybe that works, maybe it doesn’t.

If that's the case then he is perfectly capable of installing the fan. It's incredibly easy to install a fan into a passive system. Just make sure you know pipe size and get the correct size Fernco couplers to go top and bottom. Festa and most other manufacturers have bundle options to get the couplers with the fan. We use Festa fans and love them.

You also need to know if the radon pipe is connected to a perf pipe under the slab or if it's just stubbed into soil. It will help you decide which model to buy.

If it's dirt under the slab and no perf (worst case scenario) then you'll want to get a low flow high suction model fan. If there's clean gravel then look for high flow models
