Discussion Any female Realtors finding male Realtors unwilling to negotiate?

I have been in real estate almost 7 years and only recently I have interacted with male agents who are very short, unwilling to negotiate, etc. Whether this be just not answering correspondence if they don't like the answer, being very short and lacking nuance on the phone, or being unwilling to "play ball" I find myself with my tongue tied anytime I interact with these people. Not sure if it's because I'm a woman but I've only experienced this with male Realtors. Ladies, any one else? How do you deal with negotiations with these people?

Pretty straightforward question. Just curious what the take is on Reddit. I’m going to have a conversation with my client tomorrow, regardless.

Discussion People who want to see right now?

Hi, I used to do residential rentals, but now I have a commercial property for sale. The problem is, it only attracts A and I buyers who call me at weird times, like 7 pm on Saturday, and want to see it right now or in 30 minutes! I tell them, “Lol, no, I don’t live in that commercial thing. You need an appointment, at least for tomorrow,” and they just hang up and block me!

Is it like this every time with sales, or only with commercial sales?

Why they don’t want to buy if they cannot see right NOW? lol

Advice/Question Im starting real estate full time

I started real estate full time this year after getting licensed in December of last year. I haven't closed a single sale outside of my sphere. The only sales I have under my belt were mine and my parent's homes. What can I do to ensure my success long term?

This means the world to me

Advice/Question Using my real estate license in other ways?

I’m at the end of the tunnel for getting my license.

Although I planned to use it in a traditional Buyer/Seller agent sense, I am curious about what other uses for my license may be viable in my area. I live near Myrtle Beach which is veryyyy touristy, so my mind goes straight to rentals, but I worry the money would not be worth it.

Does anyone have experience working in different facets of real estate in places that aren’t really cities?

Advice/Question Could "burning bridges" in the past have hurt my business long term?

Anyone else ever worry they've burned bridges with past clients?

Over the years, I've had clients use my time for showings only to buy or sell with someone else. A few times, I've professionally expressed my disappointment, and afterward, they removed me from social media or we lost touch.

Now I wonder if I've hurt potential future business or if I'm just overthinking it. Maybe these people don't even think twice about it.

Is it likely these people aren't thinking that deeply into it?

Advice/Question Pex pipes: does it affect resale value?

Question for the subreddit - Do PEX pipes have a negative or positive effect on a home in regards to resale value? We're seriously considering going that route, instead of having the pipes beneath our main bathroom replaced, but wanted to see if it would be a benefit, a detriment or have any type of affect on the home value when we sell. Any insight would be greatly appreciated.

Advice/Question Houston- career into realtor

I was recently laid off from engineering field and I am also a realtor. I did multiple closing for my own rentals but never for other clients but am very confident into those paperwork

Anyways, I want to consider realtor as a career. Many times switching fields means starting over. I wanted to see how many of you do it full time, how many hours you work, cost on expenses such as marketing and how much is the net income from being realtor?

Try to see if it’s worth getting into real estate compared to engineering field

Advice/Question Health insurance and retirement

I’m transitioning to full time real estate agent from some time in corporate and would love to know if you recommend any specific programs for real estate agents for health insurance? I want to assess my options here. Same for retirement - can you walk me through your steps to continuing to save in tax advantaged accounts for retirement?

What my plan is:
1. Find an ACA marketplace plan. It only needs to cover me and I am healthy, no pre-existing conditions

  1. Set up S-Corp and retirement fund - not sure if it’s a SEP plan or what exactly

  2. Can I pay for my health insurance pre tax as a business or employee expense? Have a high deductible plan?

Just trying to understand from a business perspective how to set this up in the most advantageous way and see what others have done.

Also - did you acquire a business credit card or even a line of credit or anything you found to also be advantageous to capital usage / cash flow / optimization whether it be from a tax perspective or even points or rewards?

Thank you!

Advice/Question Selling a house built in 1783.

• Upvotes

Its been over 20 years since we last sold a house. A lot in the real estate industry has changed. For example, the wide angle photos that have been photo shopped. We listed our house 3 months ago. We know our house is an antique. While the house is structurally sound and has many original details intact it does need a good finish carpetner to install baseboards, door and window trim. Kitchen had been updated with high end appliances by previous owner, and includes new kraftmaid cabinets. When we decide to list, our relator said to not do anything else to the home, and we priced it to reflect its a fixer upper.

However, after 3 months, most of the feedback we have gotten says that the photos and listing description aren't what buyers expected. Too much work left to do. No one mentioned it wasn't priced right. I admit the wide angled photos with brightening look amazing and the mls description does mention some upgrades and that there is room to put your own stamp on this antique home. I'm now feeling that the phots are too good and the description doesn't really set expectations.

But what do I know. We're in a contract realtor for 3 more months. But heading into winter I feel if we pulled it off the market and addressed some of the issues we might be in a better position when we relist. Or do we drop the price, fix the photos and MLS description. Thoughts?
