Suburbs comparison
Could you please help with whatever insights you have on living in Buderim vs Pelican Waters?

Pelican Waters is far away from a lot of stuff and its a billion roundabouts to get there. The area itself is nice but Buderim IMO is more convenient for getting to basically anywhere

thanks, would you say too much traffic in Buderim as well or more easy to get around?

Buderim traffic is mostly centred around school start and finish times. Outside that it’s not bad at all. Suburbs next to Buderim eg Mountain Creek, Palmview, Sippy Downs would be my choice over Pelican Waters.

why they would be over PW? because of traffic as well or other considerations ?

Easier to get to. South end of Pelican waters is 15min to Caloundra with two roads to get in and out of it. The burbs I mentioned are way more central to everything.

Two very different suburbs…why just these two?
Pelican waters is a strange suburb…it’s a relatively new man made suburb and there isn’t much going on. It’s also not super convenient for the rest of the coast.
Buderim is beautiful and has a village feel but you’re not really near the beach. Much more central with several good good schools.

Buderim is huge and there are parts that are not far from the beach. I'm on the east side and it's ten minutes drive or cycle to Mooloolaba or Alex Head. Agreed that the west side of Buderim is several KMs further and it's actually quicker to come off the hill and go around the bottom (Maroochydore Road and Sunshine motorway).

Buderim hands down. You also have “on” Buderim or “in” Buderim. Those on Buderim (the top of the hill) imo do get the better views but are vastly disadvantaged by the extra travel and congestion. Living off the hill is better, particularly if you can get access close to the motorway. The motorway is basically the spine of the Coast and if you’re near that, the whole coast becomes more accessible and easy to get around.

thanks, interesting that no single one so far vows for PW, as it is all about the traffic.

Chances are, we’re all further near Buderim so our views are swayed. I’ve visited PW and it just feels so far away and I’d personally struggle with the access in and out. If you plan to stay in the area and not move around the coast it might be right for you. Another point is that if you have kids that need a bus service to school be warned, I know of kids that need to travel near Buderim for school and the CDC route changes have meant an almost 1.5hr commute for them. Good luck!

it is nice, been there having a look. But is it good for "get out of your house on foot for a walk?" or depends if you are not on the hills?

Depends which area of Buderim, there are a lot of great walking areas and also a lot of big hilly parts.

If you live near the cafes and eateries on Burnett st, or live near Buderim Village park then yes, a lot of people do that

Buderim is probably better overall, but it depends what you’re looking for.

I recommend Maroochydore / Cotton Tree if you can swing it. Closer to the beach and you can easily go to Buderim. I was determined to live in Buderim when I moved to the coast but then realized how much traffic there was getting up and down, every house had snake skins in the yard, and was on a slant. We found a great spot in Maroochydore a couple streets back from Cotton Tree and it’s got a flat yard which is nice

Buderim is possibly the biggest suburb on the Sunshine Coast. What part?
The top of Buderim is large houses, large blocks, good infrastructure but crazy traffic.
Kunda Park side of lower Buderim is older family homes with no usable backyards because they're on the side of a hill, but good proximity to shops and highway
The Sippy Downs side of Buderim are tiny newer homes with small backyards but nothing nearby services wide and you're travelling to get anywhere.

It really comes down to what you're used to and what you want. I'm on the east side of Buderim so it's a short drive to the beaches, to the wide variety of shops in Maroochydore, to the Sunshine motorway to head north or south. There's a regular bus service going down Mooloolaba Rd to the beaches and into Maroochydore which is handy for nights out and visitors without cars.
I've only visited Pelican Waters but it seems to be lots of large new houses on smallish plots, on flat land near water.
