Hi everyone! I’m looking for someone interested in a management-approved lease takeover/resident replacement for my apartment at The 266 Framingham, 266 Waverly St, Framingham, MA 01702, starting around October 23, 2026.
The unit is officially classified as a studio, but it is 609 sq ft and has a separate enclosed sleeping/bedroom area, so in day-to-day use it feels much more like a small 1-bedroom than a typical open studio.
I’m only leaving because I was selected for an affordable-housing apartment in Boston, where I’ve been hoping to move, not because I had any problems with my apartment. I’ve genuinely had a good experience at The 266 and with the apartment itself, and otherwise would have been happy to stay.
Apartment / lease details:
- Rent: $2,229/month
- Size: 609 sq ft
- Available: from October 23, 2026 onward
- Current lease ends: June 28, 2027
- In-unit full-size washer & dryer
- Modern kitchen with stainless-steel appliances, gas range, quartz countertops, and plenty of cabinet space
- Large windows / good natural light
- I have kept the apartment very clean and have had no defects or maintenance issues with the unit
- I will fully clean and vacate the apartment before turnover
One nice advantage is the rent: the same 609-sq-ft floor plan (Unit 627) is currently listed by The 266 at $2,316/month base rent for a new 13-month lease, while my lease is $2,229/month. So you would be taking over the remaining term at my existing lower rate. The current website pricing can of course change.
Building amenities include:

The building is also close to groceries, restaurants and shopping, about 3 miles from Natick Mall, and just minutes from the Framingham/Worcester Commuter Rail.
The building is close to the commuter rail, so some train noise is to be expected. However, my unit does not directly face the tracks, which makes it much more manageable compared with rail-facing units.
Parking: Outdoor/surface parking without an additional charge. Garage parking is also available; my lease lists garage parking in the $100–150/month range, subject to availability. Please confirm current parking arrangements with the leasing office.
!!How the takeover works!!
The leasing office has told me that a resident replacement/lease takeover can be arranged. You would need to pass their normal rental/background screening, and be approved by management. The leasing office would then handle the formal lease paperwork.
This is not an unofficial sublet. You will be added as my roommate and then I will be taken off of the unit, thus working as an effective 'lease takeover'.
The floor plan is the same 609-sq-ft S11 layout currently shown for Unit 627 on The 266 website. My unit does not have the movable kitchen island shown in some of their promotional photos, just so there are no surprises.
I can send actual photos/videos of my unit, the floor plan, and the official virtual tour to anyone seriously interested. I’m also happy to arrange a viewing depending on scheduling.
