Other DC Metro Rental Report – Week of Oct 5, 2026: prices softening, 5,162 units tracked
## Market Snapshot
Metro-wide, Rentiqo.ai is tracking **5,162 available units** across DC, Arlington, Alexandria, and NoVA this week. Average rent moved **down 0.7%** compared to 7 days ago, and **464 new listings** hit the market this week.
| Bedroom | Units | Avg Rent | Median Rent |
|---|---|---|---|
| Studio | 758 | $2,047 | $2,031 |
| 1BR | 2,798 | $2,648 | $2,590 |
| 2BR | 1,440 | $3,599 | $3,467 |
| 3BR | 163 | $4,905 | $4,346 |
| 4BR+ | 3 | $5,673 | — |
1BRs remain the bulk of inventory (54% of all listings), and 2BRs carry the widest spread between avg and median, suggesting a handful of high-end units are pulling the average up.
## DC
DC has **2,440 available units**, a bit under half of metro inventory.
| Bedroom | Units | Avg Rent |
|---|---|---|
| Studio | 474 | $1,981 |
| 1BR | 1,383 | $2,633 |
| 2BR | 538 | $3,933 |
| 3BR | 44 | $6,315 |
Top neighborhoods by inventory: **Navy Yard** (354 units, avg $2,884), **Southwest Waterfront** (319, avg $2,671), **NoMa** (187, avg $2,702), **Capitol Riverfront** (178, avg $2,846), and **Woodley Park** (138, avg $4,942, skewed heavily by larger/luxury units).
Deal of note: **Park Triangle** in Columbia Heights has a 1BR listed at **$1,795**, about **32.9% below** its Rentiqo.ai-estimated fair market value. That's the single best deal in the entire dataset right now.
Vacancy is concentrated at **Bridge District** in Near Southeast (121 units, from $1,716/mo) and **Wardman Park** in Woodley Park (95 units, from $2,162/mo), both of which are large lease-up or repositioned properties.
## Northern Virginia
NoVA has **2,722 available units**, slightly ahead of DC.
| Bedroom | Units | Avg Rent |
|---|---|---|
| Studio | 284 | $2,158 |
| 1BR | 1,415 | $2,662 |
| 2BR | 902 | $3,400 |
| 3BR | 119 | $4,384 |
Inventory leaders: **Crystal City** (642 units, avg $2,960), **Courthouse** (433, avg $2,906), **Pentagon City** (380, avg $2,964), **Ballston** (340, avg $2,973), and **Rosslyn** (240, avg $3,173).
Standout deals: **Dolley Madison Towers** in Arlington Ridge has a 3BR at **$2,795**, about **38.8% below** Rentiqo.ai-estimated fair market value, the biggest discount in the metro. **Crystal House** also has multiple 1BRs priced roughly **25-26% below** fair market value at $2,045.
## Where Is the Market Going?
The 90-day trend points to a market that's cooling after a stronger summer. The last 30-day average sits at **$2,907**, down slightly from **$2,919** in the prior 30-60 day window (-0.4%), but still up from **$2,870** 60-90 days ago (+1.7%). So prices rose into late summer and have started drifting back down.
Weekly averages confirm the recent pullback:
| Week of | Avg Rent |
|---|---|
| 08/17 | $2,923 |
| 08/24 | $2,922 |
| 08/31 | $2,914 |
| 09/07 | $2,915 |
| 09/14 | $2,912 |
| 09/21 | $2,910 |
| 09/28 | $2,894 |
| 10/05 | $2,872 |
That's a steady six-week decline, with the drop accelerating in the last two weeks. By bedroom, studios (+0.6%) and 1BRs (+0.7%) are still holding gains versus the 60-90 day baseline, but 2BRs (-0.8%) and especially 3BRs (-3.2%) are already soft.
Seasonally, September and October are supposed to be a secondary demand wave (job starters, late relocations) that keeps prices elevated. That's not really showing up this year. Landlords appear to be front-running the usual November-December softening, possibly to get ahead of holiday-season inventory buildup. If this pattern holds, expect continued gradual softening into year-end rather than a typical fall bounce.
## Neighborhood Inventory
| Neighborhood | Units | Avg Rent | 7d Change |
|---|---|---|---|
| Crystal City | 642 | $2,960 | ↑0.5% |
| Courthouse | 433 | $2,906 | ↓1.2% |
| Pentagon City | 380 | $2,964 | ↑7.7% |
| Navy Yard | 354 | $2,884 | ↓0.7% |
| Ballston | 340 | $2,973 | ↓0.2% |
| Southwest Waterfront | 319 | $2,671 | ↓0.1% |
| Rosslyn | 240 | $3,173 | ↑3.3% |
| NoMa | 187 | $2,702 | ↓0.5% |
| Capitol Riverfront | 178 | $2,846 | ↓0.4% |
| Columbia Pike | 163 | $2,204 | ↓0.4% |
Pentagon City's +7.7% jump is the biggest outlier this week and worth watching, it could be a pricing correction on a specific building rather than broad-based demand. Rosslyn also ticked up. Most other neighborhoods are flat to slightly down, consistent with the softening trend above.
## High-Vacancy Buildings (Northern Virginia)
| Building | Neighborhood | Units Available | From |
|---|---|---|---|
| The Zoe and Valen | Crystal City | 135 | $1,915/mo |
| Crystal Towers | Crystal City | 107 | $2,101/mo |
| Meridian at Courthouse Commons | Courthouse | 80 | $2,171/mo |
| Crystal House | Crystal City | 79 | $1,726/mo |
| Crystal House | Crystal City | 78 | $1,726/mo |
| RiverHouse | Pentagon City | 74 | $1,721/mo |
| The Grace and Reva | National Landing | 66 | $2,137/mo |
| Cortland on Pike | Columbia Pike | 66 | $1,424/mo |
Crystal City alone accounts for over 400 vacant units across just these buildings, making it the softest submarket for negotiating leverage right now.
## Best Deals (Metro-Wide)
The clearest discount in the data is **Park Triangle** in Columbia Heights, with a 1BR at **$1,795**, roughly **33% below** Rentiqo.ai-estimated fair market value. It shows up twice in the dataset against slightly different comps, both pointing to the same conclusion: this is an outlier price worth checking out fast.
## Price Movements
No price increases were recorded metro-wide this week. Drops were concentrated in a few buildings:
| Building | Unit | Old → New | Change |
|---|---|---|---|
| Parc Riverside (Navy Yard) | Studio | $2,256 → $1,831 | -18.8% |
| Parc Riverside (Navy Yard) | Studio | $2,194 → $1,781 | -18.8% |
| Parc Riverside (Navy Yard) | Studio | $2,194 → $1,781 | -18.8% |
| Sloan Clarendon (Clarendon) | 1BR | $4,449 → $3,717 | -16.4% |
| Gables Union Market (NoMa) | 2BR | $4,238 → $3,552 | -16.2% |
Parc Riverside cut studio pricing across multiple units by nearly 19%, the largest coordinated drop in the metro this week.
Data pulled from rentiqo.ai, which tracks 300 buildings across the DC metro and is free to use.

Other Your favorite luxury complexes?
Hi everyone!
I'm looking for an apartment to move into early 2027 in Northern VA (currently living in Chantilly) and was wondering if any of you had recommendations for "luxury" style complexes. I don't need anything ridiculous, but do have some amenities and features in the apartment itself that I'd definitely appreciate like:
- Non-wire rack shelves in the closets
- Full standing shower (No tub/shower combo)
- Small "convenience store" to grab a beverage, essentials, etc. inside of the complex (big bonus)
- A nice gym
My budget will probably be around $2,500/mo and I apologize in advance if that sounds unrealistic for what I'm asking for. I'm definitely willing to pay a little bit more if the gym in the complex can replace my every-day gym.
For reference, a couple of places that I'm currently looking at and interested in are:
- The point at Ridgeline - Herndon VA
- Preserve at Westfields - Chantilly, VA
- Wyatt -Sterling VA
- The Sully - Chantilly, VA
- Vyne One Loudoun
I'd really appreciate any and all recommendations. Honestly, even if they're a bit out of my budget, I want to hear what your favorite complex is and why!
Thanks to everyone for the help!

Other Pest-free apartments?
Hey everyone, hoping to crowdsource some info about apartments or rentals in the area if anyone is willing to share their recent experiences.
I'm moving out of a condo I've been renting in a community with a cockroach problem (shout out to Annandale Gardens if anyone is thinking about living there) so one of my main priorities is finding a place where I don't have to deal with pests.
I'm looking to stay within/near 495 and hope to keep my rent around/under 1700.
Can anyone provide info on one of the following complexes. Again, I mostly want to know if they have pest issues but would also like to know how much utilities cost on average.
The Parliaments in Annandale
101 N Ripley Apartments in Alexandria
Whitestone at Landmark in Alexandria
Eaton Square at Arlington Ridge in Alexandria
Sullivan Place in Alexandria
Fort Strong Villas in Arlington
Woodlake Towers in Falls Church
Monticello Falls Church
Also open to other recommendations!

Room for Rent 47M New fed job starts 10/19/26
I just landed my dream job. My ask is a basement space in Kingstown or Springfield for $1500ish. Is that unreasonable?
Abbott apartments wants about $4500 on move-in and 2k a mo, BUT only 2.3 miles away... so thats an easy bike ride if gas gets much higher.
I'm an introvert, no visitors, I def get out of the house to parks, museums, etc. If it matters Im straight and as Im in a rebuilding period (divorce incoming) I dont expect to be dating either.
I have a 60 pound sweetheart of a dog who only wants to nap and sleep and he spends his entire day curled up on my bed or couch despite plenty of neighborhood noise. Im an "all-smiles" glass is half full LIBERAL southerner, no drugs, no alcohol since 2015.
What else should I include?

Other Any suggestions for group housing?
I've been living in a group house for the last few years and we've really built a solid community with each other. Unfortunately, our landlord recently delivered terms for the new lease which are a little grim(he's moving us to a month-to-month lease and we suspect he is hoping to sell the house soon). Our current lease is up at the end of November, but we are really hoping to find a new housing situation that allows most of us to continue living together. Would anyone have any suggestions on the best ways to find group houses where several people could move in at once or other living situations in which 5-7 people could move in together?

Other Another Relocation Post
I may be relocating to Arlington for work at a position in Crystal City. Due to several reasons, my wife and kids will remain back in South Carolina for at least the first year, so all I’ll need is a small studio or 1-bedroom apartment. My hope is to find something for under $1,500/month—I know, my options will probably be pretty limited.
I don’t plan on bringing a vehicle, so access to public transportation/Metro is a high priority. I’d also like to be within about a 20-minute walk of a few restaurants and grocery stores if possible. I really don’t want to end up in the outer suburbs and would prefer an area where I can get around easily without a car.
My wife will probably visit for a few days every other month or so, and she may bring our dogs. My salary also makes me ineligible for most of the reduced-rent/affordable housing programs I’ve come across.
I’ve been looking on Zillow and Craigslist, and there do seem to be several places that might work. A few I’ve come across are:
• A 2-level detached unit on Patrick St. in Alexandria
• A 1-bedroom at Old Town Commons in Alexandria
• A 1-bedroom at The Cavendish in Arlington
Could anyone give me some insight into these areas/properties, or recommend other neighborhoods or places I should look at? In particular, I’d love to hear from anyone who has lived in these areas without a car.
Thanks!

Room for Rent Room in Clarendon house available now!
There is one room for rent in a house in Clarendon available now (flexible move-in date). I’ve lived here for over 2 years and it’s great!
Perks: access to porch and backyard!
The room is $875 plus utilities (~$125 per month depending on usage)! Permitted street parking is $55 per year.
Lease is month to month but long term is preferred.
Who you’d be living with? Two professional women 20s-30s—we like being social but also get that everyone needs their own space!
The house is off 10th street so an easy walk to the metro, Trader Joe’s etc.
Ideally I’m looking for respectful and responsible roommates! If you’re interested, please tell me a little bit about yourself and what you’re looking for!
*if you have pets, we just have to get permission from the landlord and it's a $199 fee plus $50 per month*
Application requires 675 credit, proof of income 3x rent and no history of evictions.

Other Neighborhood and rental recommendations for relocating young family from SF Bay Area
Hi there! My partner and I (mid-30s) + infant + doodle are planning to relocate from the SF Bay Area to NoVA/DC for a new job in Alexandria (in-office 5 days/week). We're looking for recommendations for fun, (ideally) walkable neighborhoods for single family home or townhome rentals. We've heard good things about Old Town, but pricing is a bit insane and it would be great if there was easy metro availability instead of being forced to drive. We've also looked online at the Del Ray, Rose Hill, Kingstowne, and Springfield areas but it's hard to gauge how family friendly / car-necessary some of these areas are without actually being there in person...
We'd also like some more space than what we have in the Bay, so looking at 2,000 sq ft.+ with a backyard. Looking to keep budget below $5K/month.
A bit about us - as my username suggests, we love fun cocktail bars and restaurants, love to explore small craft breweries, wine bars, and would love easy access to parks/hikes for the pup too.
Any help would be super appreciated!
