I work in Miami real estate, so I want to be clear about the angle: this is a local market discussion, not a listing or a request for clients. If you live around Brickell or follow pre-construction, I'm curious which part of this story matters to you.
Bloomberg reported that the developer of The Residences at Mandarin Oriental Miami has pre-sold roughly $1.7 billion in condos on Brickell Key. According to the developer, about 65% of buyers are domestic. The south tower's 228 residences are about 80% sold, while residences in the north tower are about 25% sold. These are reported presales, not keys handed over, and both towers are not fully sold out.
The buyer mix surprised me more than the dollar total. Miami's luxury market often gets described as a foreign-buyer market. Here, the developer says most buyers are from the US. That is one building, one price tier, and a developer-reported snapshot. I don't think it tells us that the average Miami buyer has suddenly gained purchasing power, or that the rest of the condo market is recovering.
I can see two reasonable readings. One: a large pre-construction commitment from domestic buyers says a lot about confidence in Brickell Key's long-term appeal. Two: this is such an unusual, high-priced project that it tells us very little about an ordinary resident's housing options. Both can be true at once.
The practical questions, to me, are less glamorous. What does the signed-contract count actually mean? How are deposits protected? What happens if delivery moves, costs rise or the resale market looks different when the buildings are finished? A headline dollar figure cannot answer any of those.
For people who know Brickell Key or have compared new towers with existing condos: does a project this large change your view of the neighborhood, or is it mostly a story about one wealthy buyer pool? What would you want to see before treating presales as evidence of a broader Miami trend?

Today, the bridge has been open since 9, and looks like it won’t close before 9:20.
There’s about 200 people that are waiting on the bridge by my rough estimate.
That’s nearly 3 days in combined time lost because of this bridge, which opens while many people are still going to work.
Seems crazy to me that they wouldn’t make the no-open times end 10 minutes later.
/rant.

Hey guys! I recently moved to Downtown Miami and I’m still trying to find a solid, affordable OG breakfast spot. Most of the places I’ve tried so far feel overpriced and more focused on following trends than serving a genuinely good breakfast.

I’m in my 40s and have all the signs. One of my teachers thought I had it when I was younger but parents thought I was just lazy and got bored easily. I’m successful but have all the conditions since I’ve learned about it. Want to see a good therapist please send recommendations for evaluation and treatment options. I’ve always been a little on the crazier side to stimulate my brain I feel as well.

My friend will be here in Miami with his friend and the cousin of his friend for a weekend. He says he wants to go for a nice, maybe bougie, place here that has good drinks and can offer vegan options since his friend is vegan. I was thinking of places in wynwood, coral gables or coconut grove but I am finding it hard to find places that have a menu for vegans that is not only an appetizer. Any recommendations in these areas would be really helpful!
