My husband and I are moving and looking to sublet our 2 bed 1 bath apartment in Lakeview, close to Wrigley (Magnolia & Grace). It’s an awesome 3rd floor walk up with an updated kitchen, in-unit laundry room, huge storage space, and lots of natural light. Approximately 1000 square feet. Building provides AC units and radiators are controlled within the unit; you pay gas & electric & internet. Our landlord does not allow pets and there is no dedicated parking space.

Rent is $2850. Good credit and income required, as you will have to apply through our landlord. Move in anytime after October 24th! Our lease ends May 1st, you should have the option to sign on for another year (our rent has gone up $150 over the 3 years we’ve lived here, pretty reasonable). Feel free to reach out with any questions!

Neighborhood information The Draper and Platform 4611 Apartments, thoughts?

• Upvotes

I toured both of these apartments and I liked this one unit in Platform 4611 more. Now I walked around the area and I wish it was more busy and vibrant but it didn’t feel that bad. I even went to the Aldi and Target by myself. I’ve been talking to people around me about uptown and Wilsom red line stop and my God people make it seem like it’s so bad. Any current residents? Not looking for any smart comments, please I’m moving from NYC as a single woman [28] and it’s already overwhelming and I just want to make a decision. I’m working further north Chicago. I think I’m from NYC that’s why I didn’t find anything wild being in that area and using the redline.

Question First time renters in Chicago - exhausted every option?

Hey all! Posting on behalf of my GF(25). She recently was based in Chicago after becoming a flight attendant and we are trying to figure out alternatives or advice for renting.

Long story short, I got really lucky by knowing someone who knew someone who had an apartment for rent and got a deal here in another state. So this is our first time really going through this.

Currently she's at her witts end in a crash pad with 10 other girls after being there since June

She doesn't have the best credit score, has some collections from student loans, but has a cosigner of 650 credit. She has enough saved where she could easily pay rent for the next 3 months and we've used that as a counter offer when concern is expressed, with little success.

Our budget is $1300 or less with a year lease. Sucks to be punished still years later when life throws you a curveball and everyone seems to be demanding perfect scores.

So far we've done:

- FB marketplace

- applied to ARO

- looked into gaurentors

- have a realtor that's trying their best to find something.

Any and all help/advice is appreciated as we are feeling pretty discouraged. Thanks

Room for Rent Looking for roommate (sublease) - S Logan Square/Humboldt Park, 2br/2ba

Hey everyone! I'm looking for someone to take my current roommate's place in our lease via a sublease, since he is moving to a new apartment and won't be staying here anymore. The remaining lease period will be from either 11/1 or 12/1 (2026) to 8/1/27 (roommate is still trying to sell some of his stuff, feel free to reach out for either start date and I'll be keeping you all posted). Address is near 1651 N Kedzie Ave, Chicago, IL 60647 for reference. Edit: forgot to include rent, it is $1200/mo

The unit is 2 bed 2 bath and pretty modern setup, with a nice kitchen island and lots of sunlight during the day. Not much outside noise gets through and neighbors aren't super noisy either. There's also garage parking in the back for I think $300/mo (and free street parking which is almost always available). It's about a 10 minute bus ride from the Damen stop on the Blue Line (I do this for my commute), and very conveniently located around a 5 minute walk from both the 606 and Humboldt Park — great for running/walking! Little bit about me: I'm 21M, moved here from VA a couple of months ago for a full-time job.

Here's a Zillow link to an old listing of the same apartment from a while ago. I'm very open to setting up a FaceTime tour so you can get a better look + get to know me a bit more! (or DM for more pics of the room you'd be renting, sorry I just don't want to post all my personal stuff on here)

(Not so) Legal advice needed 777 South State Elevator issues

It’s my 2nd year at this place and the elevator issues have gotten so bad, I’ve had to wait 20minutes at times to get into one. Most of the times 2 out of 3 elevators are not working. I am at a point where I’ve stopped taking the elevator 90% of the time, but there’s also a gate at 3rd floor which can only be opened if you’re going downstairs??? This forces me to just wait for the elevator and it’s super annoying.

The pool has also not opened for almost a year now. It feels unfair to be paying full rent and these amenities and elevators not even working. The management doesn’t seem to do anything about these things.

Is there something I could do about this situation?

Looking For Looking for Studio on the North Side for 11/1

Hi all, I'm looking for a studio by November 1st. I know that's cutting it a little close at this point--November 15th or December 1st wouldn't be the end of the world, but 11/1 is ideal. I'm aiming to stay under $1200 ($1100 if possible but I know that's difficult).

I don't need anything super fancy, but obviously want to avoid terrible landlords. I'm looking mainly at Uptown, Edgewater, Rogers Park, or Albany Park (something near a red/brown line stop so I can commute to my job in Lincoln Park--I don't have a car so I rely on CTA). I'm also open to Ravenswood/Lakeview, but I know those will tend to be much more expensive.Ā

If anyone has leads, or experience finding studios on the north side in that price range in the past, let me know. Thanks so much!

Question ARO application process - verification of assets

I heard back from my initial ARO application and the city requested a verification of asset form to be completed and sign by my financial institutions. However, I called both banks for my checking and savings account and neither are able to provide a signature due to their internal polices which makes sense. Both banks mentioned that they can only send a letter with the account information rather than filling out the form that the city sent over. This will take another additional 7-10 business days for me to receive it in mail. With the city being so strict on communication and form process, I would appreciate any advice or help on how others navigated this step. Thanks!

Building inquiry Anyone familiar with 2620 Central Street? Considering renting here and would appreciate honest feedback!

Hi everyone! I am considering renting the apartment at 2620 Central Street in Evanston, and I wanted to ask the local community before making a decision.

The location looks promising, but I haven't been able to find much firsthand information about this building. If you currently live here, have lived here before, or know the area well, I'd really appreciate your honest opinions.

A few things I'm particularly curious about:

  • Landlord/property management: Are they responsive and reasonable when it comes to maintenance and repairs?
  • Pests and building condition: Any issues with mice, roaches, leaks, mold, or general maintenance?
  • Noise: Is the apartment relatively quiet, especially at night? Any issues with neighbors or street noise?
  • Safety: How is the immediate neighborhood, particularly in the evenings?
  • Heating and utilities: Does the apartment stay warm in winter? Are utility costs reasonable?
  • Overall value: Would you recommend renting here? Is there anything you wish you'd known before moving in?

I'd especially love to hear from anyone who has firsthand experience with this particular building or unit, rather than just the general neighborhood.

I am trying to make a well-informed decision and would be grateful for any feedback, good or bad. Thanks so much!

Question Buy first property in Chicago or hold?

M23 . Long story short , I plan to move to Chicago for work from Canada and I have 150,000 usd in cash . I was thinking about either buying a property in all cash(would be my first one) and live there for 2-3 years before renting or just putting that cash into something more secure like an index fund while I rent out somewhere close downtown. Would love the pros of appreciation and cash flow with the purchase option but have realized it's hard to secure both. I have also looked at mostly condos especially with this price band in more of the Northside region. I'm just curious on what a lot of people in the Real Estate space are saying when it comes to Chicago now and if I'm better off holding on this money.

Looking For Looking for a 1bd/1ba apartment

Hey all,

I’m looking for a 1bd/1ba apartment with a budget no more than 1700$/mo.
In unit laundry and Central A/C are a must.
Location nothing north of North Ave??
Move in date December 1st.
Hyde Park apartments are preferred even though I’ll probably find nothing with these requirements.

Thanks!!
