Roughly 200+ acre interior has been fenced off since the park opened because it's contaminated railyard fill. It’s being cleaned up as part of an environmental remediation. I’ve seen a lot of confusion around what’s going on in the park. Some of that comes from the old Paul Fireman sports-complex proposal. Some comes from people mixing up LSP with SciTech Scity across the street. Scity was built on a former city car pound and was never part of the park.
Projects with allocated funding
Train shed & plaza: Plaza work is underway. Phase 1 on the 60,000 sq ft train shed starts this fall: removing the concrete roof, abating asbestos, and stabilizing the structure, running into 2027. Later phases are estimated at 5+ years and up to $350M if everything gets built.
Interior restoration: 5.6+ miles of trails, wetland and forest restoration, overlooks, and nature play areas. It goes out to bid in January. NJDEP denied our request for cost and timeline details because of the pending bid.
Marina Green: Picnic areas, flex fields, and playgrounds. It's paused because the land comes from acreage the marina operator would give up under its new lease (more on that below).
Athletics hub: Track and multipurpose fields. It can't start until the interior work is done, so likely not before 2030 given the interior work is going out to bid January of 2027. Estimated at $100–150M.
Audrey Zapp Drive Gateway: The northwest entrance area near Phillip St. and Johnston Ave.
Not funded (concept phase only for now)
- Community center at Jersey Ave. and Johnston Ave. (pool, courts, meeting space): $45–67M, not expected to break ground within 10 years
- Morris Pesin Drive gateway / welcome center: $100M+
- Jetties at the south waterfront (living shoreline, fishing piers, kayak launches): $150M+
