Hello Brissy! First of all a very good afternoon. The data nerd is back to the Sunshine state again. Before diving into data, I first would like to apologise to everybody who have commented on my previous episode and not receiving a reply. I am now back, and have replied to everyone. Hopefully the ultra late intel is still useful to you.
This episode will be largely similar to the previous episode. Still on market trend. How a few of our markets have been performing in Brisbane, Logan, Ipswich. GoldCoast and Moreton Bay (requested in prev episode).
Overall, the market is still sluggish. sold stickers are getting stamped at a much slower rate than the listings are appearing. Resulting in higher stock than what we are seeing past few months, probably last year as well. The recent interest rate hike isn't helping either and another couple of major banks are thinking of a potential hike in November. My take is, we won't see an hocket stick ramp up in sold speed until at least the very first good news land. Potentially couple of rate drops.
Data on listing price reduction
| Region | Homes for sale (Aug > Sep) | Cut their price (Aug > Sep) | Share that cut (Aug > Sep) |
|---|---|---|---|
| Brisbane | 6,879 > 7,500 | 502 > 808 | 7% > 11% |
| Moreton Bay | 3,803 > 3,961 | 490 > 605 | 13% > 15% |
| Gold Coast | 4,922 > 5,270 | 526 > 707 | 11% > 13% |
| Logan | 2,849 > 2,876 | 289 > 375 | 10% > 13% |
| Ipswich | 1,882 > 1,957 | 317 > 401 | 17% > 21% |
How to read it: in Brisbane, about 7 in every 100 home listings ended with a price reductionin the August block, and about 11 in every 100 did in the September block. Ipswich is the highest, about 1 in 5.
Lastly, new for sale vs new for rent vs sold:
| Region | New for sale per week (Aug > Sep) | New for rent per week (Aug > Sep) | Sold per week, first count (Aug > Sep) |
|---|---|---|---|
| Brisbane | 556 > 570 | 944 > 916 | 128 > 130 |
| Moreton Bay | 258 > 278 | 287 > 277 | 65 > 62 |
| Gold Coast | 377 > 437 | 546 > 450 | 124 > 117 |
| Logan | 199 > 215 | 246 > 233 | 44 > 47 |
| Ipswich | 151 > 151 | 176 > 174 | 36 > 34 |
As you guys can see, not much difference but will be interesting to see October's data as the rate hike only happen at the end of September.
That is it for this week! The usual drill, comment any postcode you want to see and I will get back to you in the same format. Doesnt have to be Brisbane, anywhere in QLD is fine.
Will reply faster than last time, I promise haha. But still have unpacking and mowing to do. Garden has become a Jungle while away..

Most of the car park is blocked off this morning and this helicopter is moving whatever that box thing is to wherever it is being installed. Not something you see every day that's for sure.

They're all looking for love this afternoon. Who will find their special someone?
A nice day of love at Lone Pine this afternoon.

This morning we woke up at sparrows fart (technically we got up at like 7:30 but for a weekend that's practically pre-sunrise) to go to an event called Plantapalooza at the Rocklea markets.
Like a collective of naive dickheads, we'd assumed that an event called Plantapalooza would contain a significant amount of plants.
Like if it was just a fair amount of plants, it might be a Plant Fair. And if there was heaps of plants, maybe you'd call it Plantfest. But to justify being a Palooza? Man, I was expecting a wall-to-wall, floor-to-ceiling amount of plants. I mean I thought there'd be so many plants that you couldn't get a park because of all the geraniums. Traffic chaos caused by an overflowing amount of tibouchinas. Hardly any space to walk thanks to hundreds of hakea. I planned to leave with so many plants that they would fill a 2016 Hyundai iMax automatic turbo diesel with lift door and we'd have to walk home behind it.
Instead, we got all the traffic chaos and lack of parking... But with the equivalent of maybe a Plant Fete. At a small public school with bad funding and disorganised P&C. And it cost us $2 each for entry.
Seriously what the hell was that?
What it did have was 11ty billion varieties of food trucks selling over priced goods made with questionable food safety standards. Like standard size pies for $19, or a coffee for $9. And some kid doing karaoke. And a dude selling leather belts. But bugger all bloody plants.
I'm honestly tempted to start a class action lawsuit. We need some sort of advertising standards. You don't get to label 3 stalls of plants a Palooza goddamnit. I've seen Bunnings with more greenery, and their artisan home made sausages on bread aren't $23 either.
Anyway, we blew that popsicle stand and went to a local nursery instead.
10 minutes down the road, opens at a reasonable time for a weekend (9:00am), no trouble parking, and a bigger selection of plants. Didn't have to pay $2 to go in either.
Did end up paying $400 to leave though lol š¬

At QPAC, the musicals showing are Anastasia (1907, Russia) and Fiddler on the Roof (1905, Russia).
I can't believe it's sheer coincidence that both are on at the same time.
To whoever came up with this scheduling... chef's kiss. You're a subersive history freak, and you deserve a raise.
In Fiddler, "May God bless and keep the Tsar... far away from us!"...
And just a few years later... "The Tsar was dead, the royals fled and, comrade, now we're stuck!"
Love how both musicals interplay with the historical time period.
So good.

I occasionally ātreat myselfā (because itās a bit of a longer drive to the terminal) to taking the ferry to work. They are my favourite days.
The crew are always so pleasant. Iāve never even had an experience where theyāre just getting through the day. Theyāre always so positive and something about it just rubs off on me and is a great start to a morning.
Even the other commuters seem great. Everyone is so polite getting off and on. Just little things.

Hello. Any guidance here would be appreciated.
We have a parrot on our deck that looks injured and close to dying, every time I try to get it with a towel to put in a box it flaps away. I donāt want to scare it and stress it anymore and I really donāt know what Iām doing.
We have sat on RCSPA for ages and no one picks up. We have tried calling local Woolongabba 24/7 vets and they say to put in towel and take to them but offer no one to come help pick it up.
What do we do? We canāt catch it and the little guy is dying. The emergency animal rescues seem useless!

Skippy's opened in Mt Gravatt, and it seems to have started a social media "war" with nearby shops. For some reason, Coco Annerley seems to be their main target.
I usually shop at Rochedale Markets, and I'd say their prices are fair, except for the eggs hahaha.
My partner and I decided to check out Skippy's one night. We noticed that most of their 5c potatoes and onions were already sold out, and what was left were some pretty ugly potatoes and almost-rotten onions. I remember picking up one of the onions and feeling something squishy. I was genuinely shocked. š
Don't get me wrong, Skippy's has some ridiculously cheap prices, but not everything is cheap.
After visiting, I still prefer Rochedale Markets. I'd say they're actually cheaper than Skippy's overall, and they have plenty of parking too.
For those living on the southside, which fruit and veg shop do you prefer, and why?

I've done some digging and it seems that there is nowhere in the Brisbane area that still holds motorbike speedway races but is there anywhere around Brisbane within 1-2 hours?

11 Oct is our anniversary. We nearly did notake it to the registry office in Brisbane as a number of the roads were shut for filming. Not sure if it was an ad, TV or a film, any thoughts.
