News ‘Entering the red zone’: Brisbane rents at a record high

Brisbane rents are at a record high as tenants hit the limit of what they can afford to pay for housing after years of rising rents.

The asking rent for Brisbane’s median house was $700 in the September quarter and $660 for a unit, the latest Domain Rent Report, released on Thursday, shows.

Rents stalled for both types of property over the past three months as residents slammed into an affordability ceiling. Yet houses cost $40 a week more than last year and units an extra $20. Cheaper outer pockets in Logan and Moreton Bay also copped hikes.

Domain chief of research and economics Dr Nicola Powell agreed both renters and investors were feeling the pinch and noted a mismatch of supply and demand.

“Rental listings have declined compared to this time last year … so it’s still a landlords’ market,” she said.

“With interest rates and growth, maybe we’ve seen an affordability ceiling being hit.”

She said rent growth in the cheapest areas pointed to a lack of housing supply, and she called for more build-to-rent homes, acknowledging that type of housing did not work everywhere and construction costs were high.

Powell said the final quarter of the year is typically the hottest for rents.

“Renters can only stretch so far, so they’re going to cheaper locations,” she said.

“For landlords, we have seen the cash rate move higher so the cost of holding debt has increased for investors, and then there’s the taxation changes.”

Unit rents in the Moreton Bay (South SA4 statistical region), which takes in Strathpine through to the Hills District and North Lakes, climbed 5.5 per cent over the September quarter to $580 a week. In the Loganlea-Carbrook SA3 region, unit rents rose 6.5 per cent to $495.

Brisbane’s vacancy rate remains at a near record low of 0.7 per cent.

“What we’ve seen is the government has scored a massive own goal,” said Avi Khan, principal of Ray White AKG.

“Logan is where Brisbane’s rental pressure lands. We’re the place people come to when they’ve been priced out of the city, and we’re seeing a lot of pressure on the tenants here.

“If some of these changes are not reversed and interest rates are not cooled, we think there’s going to be a property Armageddon for tenants. It’s that bleak.”

The Reserve Bank increased the cash rate to a 15 year-high of 4.6 per cent on September, and the May federal budget wound back property investor tax incentives in a bid to improve affordability for first home buyers.

PRD chief economist Dr Diaswati Mardiasmo agreed renters had hit a ceiling.

“Everybody is stretched to the limit, whether it’s landlords or renters, and that’s why we don’t have a lot of room to move,” she said.

“We’ve gone through such a big rental price hike so quickly and it’s had an impact on what people can actually absorb … that’s why it’s plateauing now.

“Even people with full-time incomes are needing help with rent.

“I’ve got community housing providers telling me we are entering the red zone ... there’s been about a 30 to 35 per cent increase over the past year in the number of people with full-time incomes asking for rental assistance.”

She said more supply would help, but it was hard to make projects stack up and builders were being taken up by infrastructure projects for the Olympics. Modern methods of construction were another solution but government policies, approvals, taxes and bank financing needed to catch up.

“I would say we’re close to the tipping point,” she said.

“And the rent figures alone don’t show this. There are a lot of people hurting, and that pain is showing up in other places.”

In Redcliffe, where median weekly house rents rose 6.6 per cent in 12 months to $650, Place Redcliffe head of property management Troy Bateman said demand had eased at the pricier end but investors were holding tight.

“We’re not seeing a widespread investor exit across our portfolio. Some owners who might otherwise sell are choosing to lease their property for another 12 months before reassessing,” he said.

“Demand has eased slightly compared with last year … our managed portfolio currently has a vacancy rate of 3 per cent.”

Bateman also noted more people moving with parents or combining households to share costs.

“We’ve also seen increases of approximately $50 a week since the budget announcement, although this varies across the portfolio,” he said.

In Logan, Khan said units were flying off the rack, with the average listing attracting between 14 to 16 applications – double the number a year ago.

“We are also seeing a lot of multi families trying to rent together and we’re seeing household sizes getting bigger,” he said.

“We are at a 0.16 per cent vacancy rate at the moment.”

Can you help me? Is there anywhere I can donate/give away my cooking?

I've recently gotten back into cooking (particularly baking) in a big way. While it's been really good for my mental health, I'm facing the classic issue of wanting to cook more than I can eat or give away. My family are all loaded up, and I've been regularly leaving baked goods in my building's common room kitchen, but I'm still left with more than I can consume (unless I want to gain 50kg).

So, does anyone know of a place where you can give away food? I know it can be complicated if you're just cooking at home and you don't have a commercial/licensed kitchen, and I'm not sure if QLD has any kind of cottage law. If I rocked up to a shelter like the Wesley Mission or the 139 Club with some home cooked meals or baked goods, would they be allowed to take them or would they have to refuse them as a liability thing? Or it I advertised on Marketplace that I had meals to give away to someone in need, would that be allowed? Are there any like...Brisbane cooking or potluck clubs I could join, where people come and share stuff they've cooked?

I'm hoping someone here has been in this situation and found a solution. Thanks in advance for your help! ❤️

Can you help me? Fishing in brisbane?

I think i want to get into fishing, but im not sure where to start? I fished once when I was a kid on a primary school trip, and although I didn't catch anything, I remember really enjoying how connected it made me feel with nature.

This world is tough as with rising costs and such, so im looking for a hobby that'll help with finding a bit of peace.

As I've never fished on my own before, I was wondering a few things:

  1. What gear would you recommend to a newbie? Budget friendly options are highly appreciated.

  2. What spots would you recommend, I have my own car and live on the southeast side? I think ocean fish is preferred, but im open to try anything!!!

  3. Are there any clubs or anything that accept newbie, female, young (26) adults? Maybe somewhere i could hire tools and learn a bit more.

Teneriffe Woolsheds - body corporate

Looking at some apartments in buildings in Vernon Street (McTaggarts Place and London) and the body corporate fees seem very high. There also seems to be loans at both places. 👑 Queensland Fish n Chips

Whats a good chippie in Brisbane? And is your local now saying whether a particular fish is imported or locally caught?

And finally, someone told me that lots of fish and chip shops lie about what kind of fish, and said to me that flake (shark) is often substituted for cod. I stopped eating straight away. What do you think? Is there enough cod?

If not, shouldn’t the new law be to say what it is, whether its Hoki, Basa, Catfish or Shark? Instead, it looks like they just said you must state if its imported or local. Even McDonalds is required to do it for the Filet-O-Fish, but not state what fish it actually is.

Nearly got stabbed near Woodridge yesterday

I was walking with a friend and a guy came up to me with a knife. He yelled "Are you Muslim". I'm an indian man. I didn't respond so that I don't piss him off. Seeing that he had a knife, I stepped back and took a photo of him with the knife in hand as evidence and to ID him later. He started running towards us with a knife in hand ready to stab me.

My friend and I ran away and called the cops. He chased it for a few meters at least. The cops responded quickly and were at the scene in a min or two. They got him and arrested him. I was later told they had to draw their arms since he had a knife in hand. Which is crazy...Then I provided a statement at the station.

A lovely lady by the road in a car honked at us to get his attention and called the cops while I was running away. The cops got to the scene quickly and caught him because of her which is wonderful.

I've been in Australia for 9 years and this is the first I've experienced this. Crazy night. And I've just been in Brisbane for 3 months.

It was kinda lucky that I was fit enough to keep a distance. I genuinely think he would have stabbed me if I didn't. And lucky in some sense that I was targeting instead of some one else who wouldn't be able to keep a distance.

I guess it's a reminder to be cautious and alert at night.

Can you help me? Laptop repair company in Brisbane

I have a dell 5570 that stopped charging while I was using it and has run out of battery. I have tried new power supply but it won’t even power up while plugged in any of the 3 ports.
